I did it on a previous property I owned and more than 7 years ago negotiated 8K/pm with an annual CPI+5% increase (so in most cases it was around 10% increase pa.). The lease agreement was however rewritten by my lawyers as the original one included all sorts of indemnities and MTN did not carry any accountability or liability. The contract-term was initially 24 months with an option to automatically renew for another 12 months, provided that it was not terminated.
Most importantly, the contract included a clause that I could terminate the lease for a number of reasons (one being the equipment installed being hazardous to environment, health or safety of people/wildlife) - there was a provision though for MTN to remedy the situation prior to termination. We also included bi-yearly safety inspection which included the appointment of an independent company to conduct health-, safety- and radiation inspection.
I was not worried about health-hazards as this was on a large farm and the mast was almost 1km from the main property but I would be a bit paranoid about a mast closer than 100m to my house. I can confirm that in those 2 years we found no wildlife with more heads/legs/eyes/wings than they should have and also did not notice anything abnormal on surrounding plantlife.
Depending on where the property is located you might be able to ask for more - this is especially relevant if your property is so big, that the placement of the mast does not require consent from neighbouring parties (i.e. you could hike that price). I personally would not do it in a residential property, as you will certainly take a knock in the sale of the property (we tried to make a provision for this in the contract where MTN would pay a "property devaluation fee" of 15% of the sale price should the property be sold - this was the only clause we could never push through though - it was not even a point of discussion about the percentage, it was an outright "NO")
BTW: The current owner of the property is getting 17K/pm (the installation is now a bit bigger, as other providers are utilising the same infrastructure, it has now a generator and since it is out in the sticks, he is also getting a "standby fee" to periodically check up on the equipment).
Forgot to mention: Don't fall for any of those "we give you free data/voice/LTE whatever" in exchange for xxx - it sounds very appealing if your whole family runs on free voice/data, but then you are stuck with one provider (and some ugly mast in your yard).
