Any complex trustees on here? Please help.

Any recommendations on where to purchase work wear for staff ? I.e. steel toe boots, gum boots, tough workwear...that doesn't cost an arm and a leg
Try this crowd. They always have great specials.

Used them before, only issue was lead time to collection and delivery not being next day (spoiled by Takealot)

I served as a trustee in a small complex (42 units) for four years (up to 2024). It was VERY stressful and thankless.

Never again.
Yeah honestly I’m seeing out this year and then I think I’m going to try reclaim my life. This is draining, particularly as chairman … everyone looks to me to drive proposals and courses of action, and it just makes it even harder.

Yes, being chairman should only be a title, not to take all the responsibility.

Dude, the hard part for me is supplier selection. Even when we get three quotes on a job, they’ll frequently be wildly different. I recently appointed a supplier for R6000 where my quotes were R6000, R12 000, R30 000 and R100 000. And the guy I picked did a great job, soooooo go figure.

That was just waterproofing for a shallow gutter that was overflowing out the back side of the gutter. So the four suppliers had wildly different solutions and price points for the same technical need..

My new theory is to go with the cheap supplier and if they do a bad job you can rip it out and re-do it with the next supplier and still spend a fraction of what the third-cheapest supplier quoted.

Any experience with Capitec Bank business account or Bank Zero for body corporate operations/maintenance ?
With FNB but notice their support is poor (take long and everything is via email) also pretty costly.

Looking for a solution that is great for updating signatories to new boards every few years.

My complex uses FNB and that’s working well for us, all our trustees are authorisers and payments only get processed once authorised by three trustees. A critical part is that our managing agents can only load payments for our approval too, which means they cannot make payments incorrectly or which favour themselves. In our experience, some managing agents insist on setting up a trust account “in the name of” the body corporate, but which is ultimately controlled by the managing agent (obviously huge issues for abuse and when leaving managing agents). Don’t settle for promises that trustees will authorise expenses in WeConnectU while the managing agents are actually in control of the bank account.

Spot on! We have WeConnect, and sadly, the managing agents hands are alot in funds, without proper authorization.

On the plus side, I've done some major things this year: appointed new managing agents, got a R1 million+ complex repainting project underway, settled a nasty lawsuit out of court, helped an elderly staff member resign with dignity, got an over-specced gate motor installed, new LED lights into the elevator ... and so it keeps going.

I'm looking forward to the AGM in December, you'll never guess why.

You can not be a trustee and the chairman any longer?
 
Yeah I think the chairman role is better-suited to an old-timer who has retired and has nothing better to do all day. That isn’t me. I desperately need to reclaim some mental peace.
You can resign right now and force an SGM to vote for a new one. Though the trustees generally do the voting, or you can find a replacement in the old timer.

Tempting as that is, I’ve come this far from January … I’ll see it out to December. Got a whole speech planned for the AGM and all!
