Automatic Garage Roller Door and Gate Motor

So my sister recently bought a home and the property came with an automatic garage door and sliding gate with a Centurion motor.

Now I've tried to take a look at both motors and it seems like the previous owners didn't care much to maintain them. Is there possibly anyone who know's of someone or a contractor in the Northern Suburbs of Cape Town who can come to take a look at both motors and possibly fix or replace them?
 
what servicing does a garage motor need ?
Replacing all shaft bearings and regreasing usually does the trick. But it's reparative service, not preventative maintenance.

Ive done a few gate motor services by replacing the bearings and grease where water got in...not a fun job.

Not looking forward to that job then, because I took a look at both motors and it seemed like some water did in fact get into the gate motor as it was placed at the bottom of a slope that didn't have any proper drainage.

Try and claim from household insurance due to water damage maybe?
