Building Plans

Good Morning All!
I wonder if anyone can advise me on whether a person need building plans when putting up a tin roof "afdak"? Actually the structure is already in place, but the are replacing the shade net with a tin roof. Would they need to have plans drawn up and handed in at the municipality?

If its less than 40 sq meters then it is considered a "Minor Alteration", which means you don't need approval beforehand.

However, its always a good idea to keep your house plans in order. Should you want to sell, you'll have to get them in order anyways.

I believe you would need plans, but it should not cost you more than a couple of grand...

My uncle had an afdak attached to his house, and then the big PE winds of 2002 (around that time) came. The afdak blew off and insurance did not pay for it because it wasn't on the building plans.
