Business rights on house

I would like some help i am buying a house and the current owner told me that the property has business rights, how do i know if this is true? There are 2 other houses in the same street that is operating businesses ( Pre-School and a Dr. office)

Zoning rights does have an impact on price as demand for business zoning in a residential area with high traffic volumes can increase the price of the property if compared to other properties in the same street that does not have business zoning rights.

Best check with the municipality - (from personal experience) some municipalities don't allow the transfer of business rights.

Also check exactly what the municipality understands by "business rights".
