Did the previous occupants left their rubbish all around and the place isn't clean? It might well (for the sake of your sanity/patience etc) paying a few hundred to get in a cleaning firm, then at least you can move into a clean home. Or is it that all your stuff is already there and that's the disorganised mess?

What ever you do, be sure to avoid using ABSA homeowners insurance 
They are more than happy to take your yearly contributions but when it comes time to claim they are experts at ghosting you. They have read my claims emails over 90 times already for a claim going back to 05/10/2022 and as at today 14/03/2023 have yet to settle. Absolutely shocking service

Was always planning on moving next year but an opportunity presented itself, current house is too small and the Mrs wants to spawn.

I had to laugh when the OP mentioned bedroom sizes. When I was looking for a property I saw some town houses that were so small it was a joke. The lounge was so small that with a couch and a TV the space become full and you could put your feet up against the wall from the couch. Bedroom sizes were also ridiculous, one bed and good luck fitting in a vanity cabinet or something. It seems the older the building, the more space one will have.
