Hmmm... I said yesterday, once every couple of years or so - turns out it's an average of every 2.7 years with officially recognised results.

ownership / purchase, required a certain amount of financing - for that purpose he invited various financial institutions to present their offerings. of those he selected the one that best suited his needs at the time.

no part of the property was subject to any lease / rental agreement with any 3rd party

he was not leasing any portion to any 3rd party

i'm not entirely certain nature (in this instance the kikuyu grass), could be held to contractural agreements.

i doubt the neighbor ever reasonably foresaw a need to enter into an agreement with himself to register a servitude / passage over his own land.
were that to be the case, he would have been registered as both dominant & subservient servitude holder simultaneously - which in itself requires a merger of the properties.

the conflict was between my neighbor & some kikuyu grass on his land.

the conflict revolved around a disparity in treatment - part of the grass was treated to the gentle trimming carried out by a hovering Flymo lawnmower.
another part of the grass was being butchered by a petrol driven Rolux lawnmower.

as a result of the increasingly restive conduct by the "butchered" grass, my neighbor threw his hands into the air, created a subdivision of the original and main piece of land, thereby seceding - leaving the restive and uncooperative grass to it's own devices - a decision he would later come to regret during contemplation whilst sitting on the verdant rolling lawns of valkenburg hospital & finger painting white lilies on a dirty piece of canvas !

OMG. How about an example where the secession is from part of a geographically whole country? Not a blerry settlement 2000km's away. Which, by the way, was originally created b y Norway.
 
Someone will probably be along shortly with a tale about a neighbour who subdivided his plot, thus proving that secession is not only normal but happening daily.

The neighbour was exercising his FoA rights to not associate with the remainder of his plot.

Oh yeah I definitely was.. If by putting in my place you mean you made a bit of a fool of yourself as usual then you're on the money.
