EasyProperties launching 1 July

I have mixed feelings about EasyProperties. Yeah, it's a nice to have if you want property of some sort but don't want to deal with tenants / bond / have a REIT. But if it's dividends you are after, it's not for you. You get paid out much more dividends with something like Satrix Prop while investing a LOT less.

My figures:

* Purchase value: R33918.98
* Transaction costs: R419.32
* Current value: R36394.39
* Growth: 7.3%
* Bought: April 2021
* First dividend payout: Feb 2022
* Dividend payout: R373.11
* Platform fee: R143.67
* VAT on Platform fee: R21.55
* Dividend Tax: R74.62

What's left of my dividend after all those costs? R133.58. It's no deal breaker, but I am not impressed at all.
I've been thinking about this post and reading some of the docs. Thought I'd just comment in case some is scared off if they saw this.

I had forgotten that this was a new property. Looks like tenants only took occupation mid November, so the dividend is for Q4 (I am unsure if this would be Oct -> Dec, or Nov -> Jan - I assume the former). Should get dividends paid out quarterly, so the blow won't be as bad next time. I also assume the platform fee will only nail one of the 4 dividend payouts.

It's not all that bad really - but it is still sad to see two thirds of the dividend go bye bye :D

New to this whole Easy stuff. Only signed up to EasyEquities a few days back and EasyProperties looks interesting also. Can't wait to be rich like the rest of you guys.

I see I posted my investment here. Current stats, with all costs since investing:

* Current value: R36 912.78
* Profit / Loss: +8.83%
* Total Dividends received: R1 628.95
* Statutory costs: R80.13
* IPO fees: R339.19
* Feb22 Platform fee: R165.22
* Feb22 Dividend tax: R74.62
* May22 Platform fee: R61.23
* May22 Dividend tax: R91.58
* Aug22 Platform fee: R62.61
* Aug22 Dividend tax: R91.58
* Nov22 Platform fee: R63.30
* Nov22 Dividend tax: R82.95
* Feb22 Platform fee: R67.40
* Feb22 Dividend tax: R66.51

So out of the dividend payouts, about R800 came to me, and that spread over 5 payouts isn't much. The statutory costs and IPO fees came out of my initial investment amount, so at least that hasn't eaten away at the dividends.

I haven't put any more money into Easy Properties - I thought about investing in a particular property but life got in the way and I forgot about it, and that money went to my TFSA instead. My gripes with EasyProperties remain:

* The initial investment is expensive
* The platform fees are a bit on the steep side
* It's a pain to invest a specific amount that you want to if the property is over subscribed before the IPO closes
 
Why would one wand to use this for the exorbitant costs over simply doing a properly based ETF?

Lack of financial literacy. The only time you want to invest through the auction process where you may get some shares at a significant discount to the ipo price. Since it’s fairly easy to flood the market.

Yeah I guess it comes down to the old "some saving is better than no saving" mantra, but I just look at these eye watering costs and just don't get it.
 
Latest payment today and mine went from > R500 last time to < R200 this time. Tried to offload some of my property on the auctions but it looks like much more sellers than buyers. I won't invest anymore with them and can't wait until the investment period ends and they offload the property I own. Then I can get my money out.

Mine is much the same by the looks of my last post:

* Dividend: R332.41
* Dividend Tax: -R66.48
* Platform fee: -R54.00
* VAT on platform fee: -R8.10

It's very much a big MEH but I'm going to leave it there. If there comes a time I really need to pull out, then I have bigger problems.
 
The investment period for some of the properties will be ending this year and next year. Please update us on your experience. I have bought some shares on a heavy discount.
