Wonder why the Blyde would be on the list. Not a new estate at all. Next to Mamelodi

It’s not a bad investment. The Rental is actually not too bad. I getting about 9k for a mil apartment. And it is a crappy area. Balwin does give 10% discounts on properties if you buy 10 or more apartments. It’s also gimicky to attract the retail investor. Now they can brag about owing a lagoon.

I see 5 or 6 units are up in the listings. So they aint selling well?

I’m not sure now. But a couple of months ago the blyde sales weren’t too bad. But I think it’s a good thing if it’s easy properties. Maybe they will Airbnb in the future.
 
Bought into the blyde also, seems it will probably be funded in next few days. Hopefully get near my full allocation.

IPO only closes late Oct so very likely it will be oversubscribed. They did mention somewhere that they may close IPO after certain % over e.g 120% but I didn’t see this mentioned anywhere for this listing
 
Have you seen a limit announced anywhere? I think they’re going to keep it open for the full 2 month IPO period

Hey guys, to those of you who have committed, what are your thoughts? Any regrets? Happy with the returns / costs (if you're able to see any)?

It looks to me like the properties get funded pretty quickly, so there is clearly demand.

My biggest hesitation is that a fair amount of my portolio has REITs, and honestly, I am getting that slight taste of regret, especially with SATRIX PROP, as that's down about 60%. I understand covid, and so on, but it's ridiculous.

And for those who haven't committed but plan or refuse to, what are your thoughts?

Still to early to tell as rental income hasn’t started coming in yet and also lots of unknowns around how auctions will work. But clearly lots of interest with the over subscribed IPOs. The Blyde closes at 5pm today and then unused funds will likely flow into their newest property.

Looking at this myself. Interesting competition along with it to win free rent in one of their existing properties. But for most people uprooting for a year to a different flat probably isn't feasible if you have an existing lease elsewhere so they give the option to sub-let it on your behalf and pay you the rental income for a whole year, which is a pretty sweet deal

I feel like the properties on EP are way too conservative for my liking, considering that the risk will spread across a large number of people. I would want to invest in areas that are slightly more speculative.

Bumping this up as I see no other threads about EasyProperties.

Has anyone on here invested in any of the properties? Any updates on dividends and ROI? I’m going to be transparent to break the ice.

I applied for a R5000 investment in the Blyde Valley in Pretoria East (opposite Mamelodi). I was granted a R3 189.73 investment. I didn’t realise that the auction process would have such a large drawdown, but I suppose it makes it fair for smaller investors to have a finger in the pie. Also prevents whales from guzzling up the space. The balance was returned to my EasyProperties wallet, which I transferred back to my EasyEquities ZAR account.

This listing went live on 31July, so it’s been six months since the investment took place. On a R3 189.73 investment, I have made a valuation gain of R220.28, which puts it at R3 410.01. This equates to a 6.89% unrealised evaluation gain.

My dividend yield is sitting at 2.06%. So far I have received R70.29 in rental dividends, which pay out quarterly.
