Estate agent commission

Just had a meeting with one.

Mine gave a valuation and asked what I'd like to net after her costs. Whatever she makes over and above, she keeps. So it is a risk because I'll be pretty miffed if she makes R150,000 in the end ...

I've been looking to buy now for a while. On the property sites I sometimes see the same property listed by another agency for a crap-load more. This discrepancy might be explained by what you just described. Of course I'll contact the cheaper one.

At least try and sell privately

Then get a good transfer attorney to do all the legal stuff, including deed of sale

Property in Cape Town is in high demand so finding buyer might not be that tough

Well that's exactly how I worked it. I needed a certain number, how he got there was his own prerogative, I got my number +R50000

Not the same. Dolby said they keep it, not share it. If they shared it then fine, of course.
 
Does anyone know what the actual agents get and the company ?

After the initial meeting and huge confidence, they phone me the other day and say it's tough and I may need to sharpen my pencil. I'm just going to refuse and say rather worthwhile for me to continue renting then

My estate agents made an error and they owe my occupational rent from their commission from 01 May. I guess what goes around, come around ...

I won't bother with estate agents, they're useless money grubbing asswipes who will force you into a corner just so they can stiff you on as much commission as possible. I sold my house on private property a few years back and only paid a few thousand for them to come around, put photos up etc.
 
However never rent from an estate agent. Not only do they charge commission (no problem with that) but they also influence the home owner to inflate the price and to place ALL overheads (including municipal fees, like garbage disposal) on you.

So if the advertised rental price is say R7000 ... make it R9000 that you will have to cough up.

Had this recently. Advertised price to rent on gumtree was R6000pm. On my first invoice an additional R298 fixed cost was added on for sewerage. So it's actually R6298pm. Could have compared places to rent better if I knew the hidden costs up front. Not a train smash but an additional amount that I was unaware of. The agents just said that they told me about it when I queried it.

Agent gets asked to show signed documentation detailing the fees... if no signed documentation, then fees don't get paid.
 
^^ It must have been in the contract if they are charging you.

Yeah, there is just a generic catchall statement:

6.2 The Lessee must promptly pay the municipality or other relevant service provider the following charges and/or fees levied in respect of the Premises over the lease period (except insofar as any such charge or fee is included in any levy payable by the Lessor in terms of clause 8);
6.2.1 all charges for electricity (including electricity service charges), water and gas (if any) consumed on the Premises;
6.2.2 all refuse removal fees;
6.2.3 all sewerage and sanitary fees;
6.2.4 all charges arising out of any telephone service installed on the Premises;
6.2.5 any other fees payable to the municipality in respect of services rendered to the Premises. If the Lessee fails to pay any of these amounts, the Lessor may make the necessary payment and the amount/s so paid will then be due and owing by the Lessee to the Lessor.

Wasn't aware of extra fees apart from the usual electricity bill. Moved from CPT to JHB. There's no sewerage charge in CPT as it is combined with the water bill which usually forms part of levies paid by the owner.

I asked around and apparently it is standard practice here in JHB for the tenant to pay for the sewerage costs. So just left it at that after querying.
