Excel reference issues when files are on network

Hi guys, so here is the issue:

When the excel spread sheet is on the network (even if available offline and laptop is disconnected from network, so using a local copy) and one edits something on one of the referenced/linked spread sheets, a !ref error appears in all the fields referenced in the original spread sheet .

When the folder/spread sheets are moved locally to the hard drive everything works like a charm, no !ref error.

Can anyone shed light on what I can do to fix this?

Happens on Win10 with Office 2016 and Win7 with Office 2010...

If memory serves correctly you must use UNC file paths

Mmmm, where must the UNC file paths be used?

(my expertise in Excel is limited to basic formulas and filtering :p)

EDIT:
do you suggest I must use the device name, not the ip address when mapping the network drive?

Make a network share on the server, map same drive letter to everyone that uses the sheet and then save the sheet in there.
