Offer to purchase question

I'm not interested, thanks. They couldn't tell me themselves, just said they want the address of the place I'm buying before I can get pre-approval (which doesn't make sense).

They confirmed the address couldnt have been the reason. Maybe scoring (as in your banking profile))

OR

Maybe the bank with the biggest homeloan book couldnt see something that other bank could (that could also be a valid point)

Ok they say the credit department might be a bit busy, but the banker is going to try and get hold of the manager in the department to escalate it. He said there was no issues so it should have been approved by now.

Hopefully my bond is approved today, after today I give up. Maybe I will never own a home.

Yesterday excuse was there was problem on my credit profile caused by fnb when they upgraded my accounts, so it shows I have 2 credit cards etc, but they said will be fixed today and we should good to go.

Congrats! Should be done in around 10 days time?

On my end they waiting for the transfer duty receipt, then we are ready to lodge. Exactly two months post signing of the OTP... :notworthy:
F***.

We are going on month seven after signing OTP. Every week another excuse...

Eish, the buying process can be so emotional. You put all your all and some people want to play mini gods and treat you like the world revolves around them.

Hope you get sorted soon

Just recently a friend put in an OTP, and gave 48hrs expiry. The agent came back and said the sellers have accepted in principle but they just want to discuss some things on the Condition Report with the agent that the agent completed as the sellers have relocated.

Without a signed OTP from the seller can the buyer use the message from the seller an agreement?

I have advised my friend that, not signed form no agreement. The seller could come back and say they are not in agreement with the Condition Report and will not sign the OTP.

Abit off topic... I recently applied for a bond, which was granted.
Went to sign with the transfer attorneys today.
Nearly fell off my chair went I saw the invoice... SARS is really milking us with duties.

Correct. The seller has indicated conditional acceptance, verbally. It's time to discuss, agree and make a firm, formal agreement.

Hi All, this is probably one of the best threads I've come across on mybb - it's very informative!

My transfer was registered yesterday after lodgment on 13 May 2021. The process was smooth - we offered around 13% below list price and the seller's accepted, got a decent interest rate from Investec (less 0.75%) considering that this is our second property and negotiated a good 40% discount on transfer fees.

We now need to sort out admin in terms of transferring COJ and Eskom accounts. Does anyone have recommendations for a good and reasonably priced service provider?

Yourself. Cheapest on the market.

Is there anyone who is clued up on section 12J current offering. I’m thinking of going for doubletree investment by flyt, but also considering one thibault. Now I see lucid adventures is offering station house. Any advise which one is the best. Looking to invest due to good short term profit made on trading during covid
