You do everything as normal and get the attorneys to charge them occupational rent!

WhyTF would you agree to let them stay for free when the property is now yours?
I was referring to hearing from the lawyers to give me the required paperwork
in order to do the registration at the municipality.

As for occupational rent, I don't mind if the sellers stay for a week or 2,
after that then they are required to pay the occupational rent.

complete timeline for my purchase.

5 March - House Listing Date
5 March - Went to view the property - Sellers did not have approved building plans for the property(only for an extension), and apparently no copies found at Tshwane.
11 March - sent an Inspector to look at the property
12 March - Received Report from inspector
15 March - OTP Submitted - came in R50K below asking price, sellers to draw up plans and submit to municipality.
18 March - OTP accepted and signed
31 March - Bond Granted, used OOBA with ABSA coming in at 5.9%
26 April - went to sign Transfer and Bond documents at attorneys
27 April - Received building plans from architect, ready for sign off from neighbors and engineers.
03 May - Had to go back to attorneys to sign bond documents "Digitally"
13 May - Building plans submitted to Municipality by sellers
18 May - Lodged
27 May - Prepped
31 May - Registered

Please note that the Home Loan Application has been approved. Yay ABSA, seems to be knowing what they are doing lol

So going ahead with absa.

Read the fine print! If their rate is good, they will ask you to move. If you planning on staying with fnb, let me know!

Soooo.... I just put down a reservation deposit on a property in Havant just outside Portsmouth. New build... Now just to get a mortgage sorted out, but the mortgage advisers think it will be OK (I'm nervous because I've only been in the country 3 months but it didn't phase them)...

Staff at City of Ekurhuleni told me I must wait 3 months before it shows up on their system after registration at Deeds office.

Wow did not know there was such a thread.

Sold my house about 3 month ago and bought other property.

Waiting on bond attorneys to get approval to lodge, should be by end of next week.

Then hopefully transferring attorneys are also ready to lodge.

I made a big mistake and did not put a clause for simultaneous transfer so I'm living elsewhere while I wait for new house to register. My old house registered on the new owners name 2 weeks ago.

Edit: if it was not mentioned before, ALWAYS ask the attorneys involved for a discount! Iv always gotten a 20% discount, some attorneys give more

Hi All.

Registration expected in the next few days. Two questions:
1. The seller has requested to stay for a week or so longer after transfer. The occupational rental amount has however been stipulated in the OTP. Any tips or advice regarding the handling of this? Also, how does payment get effected? Is it paid in advance by the seller? To whom is it paid? Me or the conveyancers?
2. My current place has Vumatel and the new residence has Vumatel as well. In terms of the Vumatel unit, my ISP mentioned that I leave it in the current residence, and if a unit is already installed at the new residence, its a simple matter to resolve as the seller will also leave his unit. Is this true? Do I need to confirm this with the seller?

I bought last year in sandton again... Coj surprised me... the pta attorneys apparently switched it to my name. Well, less of a job for me.

Point 2... a week before you move in, just let Vumatel know your new address, as you need to take your router with you

No, east/west

But big enough for panels, yes. And they're punting solar pretty hard here. Will probably happen in a year or three, depending on cashflow. You get proper returns for feeding in - don't really need batteries to get RoI... But with them you can shift your feedin times around so you feed in at peak periods for maximum payback.

yes. However, knowing some people, rather make sure the seller understands that the vuma unit has to stay put. Explain to them that the vuma unit is like the telkom telephone RJ11 "box" that used to be on the walls.
