yes. However, knowing some people, rather make sure the seller understands that the vuma unit has to stay put. Explain to them that the vuma unit is like the telkom telephone RJ11 "box" that used to be on the walls.

The fiber box is part of the unit (if I can say that). It would be dumb for the fiber guys to remove it
The Fibre guys is not the issue here, it's the seller. They might think its a smart idea to cut the fibre and remove the vuma device (under the belief that since they paid for it, it's theirs to take). People are stupid and assholes - therefor always assume the worst.

I agree, and no way to verify that it works before you connect yours. Its all in good faith

100%. Seller confirmed it is there and wont be removed. Another tick on the moving list :)

The good news is the fibre is already laid, its not like the owner can dig it up. Laying the fibre and getting it into the premises is what takes up the most time.

If they remove the ONT, just get the ISP to send over the provider with a new one...

Hi Joe, great news for you! Out of interest (didn't see you mention it earlier), which deeds office did your new property fall under? My transfer attorney told me that there was a Covid case at the PTA office and they had to shut down for a few days... I got the "on-prep" notification last week Monday and I am getting antsy.

Open the COJ service webpage. Look under what region do you fall. Contact and email info visible. Try that for starters

I've always used a service. Costs less than taking a day's leave to go there.

Check out Council Couriers if you're interested. They'll also do your application to convert your electricity to prepaid if out isn't already...

Check online for contact details! Think after Match 2020 alot of channels got zoomed up (as in beter service). Thats my view

Went to sign with the transferring attorney recently, he mentioned that there is a new process where CoJ opens the account as part of registration process.
Apparently they also have a new online process for the rates clearance certificate, which take up to 48 hours.

Sounds too good to be true

Good Day. I moved in to my property after the transfer. I had an agreement with the seller to fix all the damp. He partially did it and left the out side walls with patches and cracks.

I thought of fixing it next year after observing more damp after rains this year. HOA sent me a letter telling that my building is not complaint and needs to be fixed. I was not aware of the audits they do and they should have done this before sale went through and not long after that. They have given me time till August to get things in order.

Snip of the agreement in sale ANNEXTURE-A is below. What are my options to get the damps/cracks sorted. Fixing the damp should not mean he will apply 2 coats of paint and leave other areas untouched as he did previously.

While leaving the house the owner had less than 20 litre of white paint that he left as it was not used by him when he last painted ages ago. Now he is asking me to reimburse him for the 20 litre paint bucket he left and then he will assign someone and get it sorted. I told him to make it complaint for HOA and fix things then I will give you money for the 20 litre because I used it even though you did not buy it for me. I told him very clearly that he did not buy the 20 litre paint for me and he left it because it was of no use to him. Though I used it, he should not ask me to pay me now for it. I have no issues payng him for 20 litres of white paint.

If he does not make the home complaint for HOA, what are my options and how to take it forward without it costing me anything. If I do a proper job of getting my won resource and buying paint I have an estimated cost of around ZAR 20K to fix everything and get it right.

NOTE: the owner gave me the keys 3-4 days before the transfer and I took it without paying him occupational rent. He while leaving took out one of the automated sprinkler/irrigation micro controller that was installed and replaced it with a manual one. I did not say anything to it keeping in mind that it will negate the cost had I paid occupational rent. There was nothing in OTP of me paying occupational rent and agreement was me taking over after transfer.

This seems to be an issue that the transferring attorney must deal with. If the previous owner just painted over the damp, it will be worth getting a professional to inspect the job then you can use the report to complain and take up matters with transferring attorneys.

I always seek to renegotiate with the seller to reduce the asking price if I pick up items that require attention like damp etc so that I can at least be assured that a proper repair job is done.
