does it matter if i change soon if FNB agrees ?

You can pull quotes online (alot of sites simulate costs).

the seller can choose the transport attorney, but you have the right to chose the bond attorney.

You can score more if the seller confirms that you can choose both (but ask, you have nothing to lose)

thats what the attorney told me that they give discounts if we choose them as the bond attorney

whats outstanding on here cause this is the pro forma the sellers lawyers sent with the amounts

the calculators gave me the shock already

its my 2nd time i will be paying legal fees but dammit i paid peanuts 8 years ago and got discounts that time

I am debating nothing. All I am saying Jibar isn't linked towards prime, and SA HL can do as they please (go read hellopeter with some unhappy customers).

It’s a completely different rate, of course they are not linked.

I am not going to read Hellopeter, rather show me some FAIS Ombud rulings where SAHL “do as they please”. This is where you are discrediting them without cause.

Rates and levies clearances should be be sellers! Been a huge discussion on here!

The clearance means that the current account holder is paid up, and nothing outstanding.

Attorneys might say or give the reason “its in the best interest of the buyer” lol

I bought last year, and gladly correctly the transfer attorneys, snd the corrected and billed the seller.

Will be signing final bond documents. Seller's conveyancer is sending transfer documents for signature.
Looking over the conveyancer's account: where are there options to squeeze them for discount? I'm sure the transfer duty is fixed - transfer fees?
I am considering signing the bond documents but not the transfer documents until I obtain a discount, unless this leaves me in danger of breach?
This is a second property, so I can afford to drag things out a bit.

Hmm :cautious: Thanks for the replies.
Unfortunately, the seller has appointed their own attorneys, as has the bank.
I just thought that by moving ahead with one part but not the another it could snarl things slightly so that pressure from the seller to complete things leverages a discount.

I was in the same situation and I got discounts from both attorneys.

Just ask them all for discounts, the worst they can say is no.

I have taken occupation of a property I am in the process of purchasing, the pool heat pump, it trips the breaker every-time its switched on, the electrician came and did a CoC and said all from an electrical installation was fine but he will not test the Heat Pump as that is not part of his scope.

In the Property condition report the pool pump is said to working condition, nothing else disclosed. I asked the agent, she says she was not even aware that there was a heat pump and none of the tenants that she has leased to for the past 5 years never reported anything.

What will be the best way to approach this, the Transfer Attorneys lodged yesterday.

How can they do as they please? They apply a predetermined spread to a market determined interest rate at set intervals. Where is the room for their own discretion in that?
