So we saw a house we like and put in an offer

the house seems very good with no structural damage or any work needed for now

should i play it safe and get some professional to check it out

so i sold my flat and the people who did my COC offer free check up for a new property

will that be enough

Get it inspected. The owner is responsible for fixing any issues that pop up. Can save you thousands in the long run. Worth the investment especially if something like a roof needs fixing.

inspected by who ?

and is this done before you sign the OTP ? or can you sign otp with the inspection in the T&Cs

got a quote of R4000 to do a complete inspection

I signed the OTP but made it a clause that subject to inspection for buyer (me) cost with a satisfactory outcome to the buyer.

ok so R4k isnt that bad and yeah i just mentioned it now to the agent to add the clause in

Now I have to do Municipality accounts, I asked them at the start if this will be an issue, they said no its all done online :(

it is generally a very simple process. take proof of registration and your details along with deposit annd register a new account at the munci.

Does "Deed search" mean what i think it means or does it mean something else? Took the registration letter to the municipality along with my details and was told i need to ask the transferring attorney's for a "deed search" and then take that to the valuation office before they can transfer the rates account, this is really doing me in, are they asking for a copy of the title deed or is "deed search" some kind of document?

I think on Private Property they explain step by step how to sell privately. It is really not such a big task to get people to come and view your property.
I'm not so sure. My neighbour just sold, and she had exactly one hit off private property as opposed to around 30 tyre kickers and the eventual buyer brought in by agents.

Matter is on prep today, after it was lodged before, rejected for unknown reason and relodged.
Transfer attorneys are quiet AF. No details or clarity provided. Nervous.
I assume this means registration is imminent?
Its in a complex, and I have no idea if all the above talk about municipal accounts for W&L stuff affects me or not?
I paid occupational rent in Aug and now again for Sep days ago. Based off of HelloPeter and GoogleReviews alone, I am going to be in for a fight to get my money out of the TransferAttorneys that is due back to me. Ugh. I'm not sure how legal these "legal" people are operating.

Yeah Attorneys are quick to take your cash but will drag their feet when it's the other way around.

Best is to keep on bothering them and ask for dates, by when you will receive that info even though they never give you one cause they don't want to commit to anything. but best to just phone them everyday for an update.

is this real or just a bluff for now

also are they good to deal with regarding home loans

I have asked OOba to do a check and we have another bond originator and also i bank and have had a bond with FNB i am applying there as well

Just got my mortgage welcome letter from HSBC.
First payment is two paydays away! Huge relief as we have had to spend a fair amount of money on things like towel rails, toilet paper holders, mirrors, bathroom cabinets, light fittings, a fitted study/office for me to work from... A braai of course (fancy hybrid thing, supports gas for when you're on a rush and charcoal for when you're not...)... Bedroom cupboards... The list goes on

I am not sure how they are currently, but they were the only one willing to offer me 100% LTV on a property where other banks offered 80%-90%

SA home loans also use JIBAR instead of prime interest rate (Not to sure on the difference). They also owned by STD bank and PIC so they just another limited bank in my eyes

Jibar rate isnt linked to prime at all. So if SA HL think they can up the rate to 10%, they can. That is one big factor clients dont understand, its not regulated at all.
