Anyone live in a complex with piped gas?

I sold my unit and they say I need to supply a "GAS INSTALLATION CERTIFICATE OF CONFORMITY", so wondering if it needs to be done even though the gas is technically not on my premises other than the pipe line coming in to my stove.
Full or sectional title?
You will need a gas CoC for the portion of the property for which you are responsible.

Sectional.

Thanks, the conveyancers confirmed I need one for the gas inside the unit, but needs to ask the body corp for the outside stuff like the tank.

These two threads below would give you an idea on the HL rates each banks offers and the time it takes. In my experience Nedbank was always the fastest in getting an offer to you.

Thanks, those threads made for interesting reading. Definitely hoping for prime minus -0.50% at a minimum.

Is there a thread specific to such discussions?

My bond ended up with standard bank, I got the cheapest account for starters back then. Now I want to try get ucount rewards sorted out and try maximise the benefits. I know I should have sorted it out sooner but with new house comes new renovations so this just kept getting delayed

Owner has confirmed they going ahead putting the property on the market, we still have till early next year on the lease. But they want to start with viewings and taking photos for marketing. Contract says they can only do this 2 months prior to our lease ending and this has been confirmed, but they want to start earlier. I can be a chop and just plainly refuse, but if they willing to do it on my terms I might consider it.

Even though this is not my house, this is my home. My privacy is more important than them wanting to sell the house and from experience agents have complete disregard for once personal time and privacy.

What are reasonable boundaries and rules that can and must be put in place?

I don't want viewers to open my cupboards, I don't want anyone in my office at any time. I don't want photos taken of my personal stuff. How many people can they take to come view in a week? There are people who I do not want in my house, what rights do I have here? etc. etc.

This is still my home and private space until the lease expires, and them wanting to sell does not change that.

Its a 2 way street! You can put rules down, then the owner will see you aint playing fair.

Sadly you rent now. Its your space, but also think about the landlord. He wants to sell.

I saw now something very interesting on a few sellers accounts (as in pro-rata charges) after registration, in a sectional title estate.

Why would any managing agent firm charge a clearance levy/amount, but also a pro-rata charge ?

Its the amount of R250! Wow, people are making money out of nothing these days to be honest ! Don't be caught with this !

Any clearance should be R1250 roughly, but why charge R250 more ! L O L

I've been blown away by how quick the banks and SA Homeloans responded to my OTP. Got a better rate and bond than I expected but secretly hoped for.

It's a low-value bond for an investment property (short-stay) and got below prime for all banks at 90% as we put down a 10% deposit.

It ended up fighting over R10 notes to try and better quotes.

Took 72 hours from the first application to approval in principle and then another working day to get a final quotation. Going in prepared with all the required documents made a huge difference. Working with an estate agent who also only wanted to start the process once all required documents were collected also helped.

Has anyone used the FNB app nav home feature to apply for a home loan directly? I have three questions:

1. is there a consultant or someone who you can contact if you are not happy with the rate provided?

2. I saw you get up to 50% off on bond transfer fees. It clearly says "up to". How do you qualify for the full 50% discount?

3. If FNB doesn't agree to a better rate by going direct, can I cancel the bond application and get a bond originator to apply to FNB through a new application?

You can't use bond originator once you have gone directly.

50% discount if you use certain lawyer on there list, you also get ebucks back on first bond payment.

Yes there someone you can contact to neg the rate, you can also use your banker to do that. Though most bankers I find is pretty useless

Went to go and view a house today and sent in an offer 250k below asking price. Is the agent at liberty to take the offer to the seller. Haven't heard anything from him as yet.

The agent has to present it to the seller. Give it some time, you only went today.

Hope you set an expiry date on the offer though, so you don't give them too much time to try any tricks...
