Hey guys, any suggestions for a building inspector in Centurion? Wife found a house she likes so I need to get somebody in to check ,and confirm two items I want to query. I found the usual suspect using google, but looking for personal recommendations if there are any.

What kind of issues are you concerned about?
15+ year old tree that is "close" to the house but can't seen any root or wall issues, and water leak on the ceiling from a closed of chimney that was left behind when they removed the build in braai. Need to find out the size of the issue(s) and what the estimate cost would be to fix.
Rest of the house would just then be the normal inspection and checking incase we missed anything. Taking a friend with on Friday again to have a look at the place, haven't told him anything, or my concerns, so want his unbiased opinion also.

I’m wondering if anyone here has a contact at the COCT rates department? I’m buying a property that is being held up by an apparent slow/backlogged rates clearance certificate. I’m trying to ascertain if I’m fact the transfer attorney has dragged on in order to buy the seller some additional occupancy rent, as I’ve been strung along now since early January.
Is this the current norm for a simple rates clearance to be processed?

Heres a tricky one.
Today my folks came to stay over stay and today was the first day my upstairs shower was used and we found out that the shower leaks quite badly through the slab into the bottom floor bathroom.
What does one do in this situation?
Does that compromise the structural integrity of the slab?
Can it be fixed without tearing half the house apart?
Who would be responsible for the costs?
I messaged the trustees of the complex already and I'll probably get feedback tomorrow (or Monday which is more likely) but in the mean time I'd like to get more info here so I dont get my leg pulled

Do you have more info? Is this a new purchase? Was there a List Of Defects supplied etc? The site where it's leaking, what does this look like?

Post a pic of the shower base. If its plastic, rip it out, and build it up.... and do plumbing correctly

Nope. Its a fairly old structure. I would say 30 years+
No list of defects supplied. The previous owners were an old couple only 2 of them staying there. I assume they never used the guest bathroom upstairs. It looks like it was renovated recently but it looks like a 60 year old designed it. Tiles look new, all the grout in the walls look fresh, no stains etc. Toilet and basin still had stickers on it when I moved in.
In the shower upstairs, there's no visible signs of leaking. I'm guessing its the drain that isn't sealed properly, or maybe a joint in the pipes.
Downstairs, the ceiling paint was a bit bumpy/flaky (not sure know to describe it, Ill take a pic and post it later) but there was no wet spots or mold on the ceiling when I moved in. It wasn't the best condition but wasn't the worst such that it needed immediate attention . There's still no mold, but the leak from the previous night left a few wet spots but I took a mop and wiped it off.
I spoke to my neighbour, they also had that problem before. They said it was their shower drain that was leaking and they fixed the leak and that was the end of it for them.
I can get my leak fixed, but that doesnt fix the issue of the slab leaking. Im quite sure it not meant to have gaps to allow water to leak downstairs. If there is a leak, the water should stay upstairs
Will do when I get home. The shower base is brick and tile. Still going to rip it and redo it.

Seems be same about i paid in September think was 26k, but was probably due to being cheaper place
As a buyer, why have they quoted you a fee to cover the levies, rates and taxes clearance, HOA and municipal refund?
We didn't pay for these as separate line items. Perhaps they were included in the attorneys fees for us? I'm not sure. Just seems odd that it's listed as line items on your pro forma

What I seriously dont get, why sellers are still charged a clearance charge for levies or rates. (Its the sellers LEG to pay). Just specify dont use a "runner" !
