No. No difference.


But will need to see the plans and actual house to know what is going on. As I said, either you did not measure correctly or included something in the area that should not be included. Or the wrong area is showing on the plan drawings, but the dimensions are correct.
 
2 weeks ago a house in my street should have gone on an auction. I hear this morning an agent bought the house for R1.1k privately via the bank.

Then I heard the agent flipped it that same week for R1.7mil

Lol... its just crazy lol
 
My home-buying process is going very smoothly. Refreshing after reading about how bad it can be. The lawyers have done everything very quickly and we're on track for transfer.

This happens all that time. Agents in bed with auctioners/sheriff's.

It should be illegal. It's not fair game to the previous owner nor the real potential buyer.

What are your time lines? When you Signed OTP? When will they Lodge at deeds office?

Backlog in 2021 was crazy. Wander if it's better now

  • Signed OTP 8 May
  • Registration set for end of July
  • Paid transfer costs today, and all that's left on the tracker is to lodge and register, everything else is done

Not sure if that's a good time line, but it seems pretty fast to me!
 
Signed our OTP last week, BO got our docs on wednesday, So interested to see how long it all takes.

contacted fnb almost 2weeks ago regarding a loan, still waiting on feedback

Bought a unit in a small 30 year old complex with pretty strict rules, deposit has been paid and the process is underway.

The seller bought off plan and has lived there ever since and it's clear to see she hasn't made any structural changes but neither she nor the body corporate have plans.

Are up-to-date plans included in the sale price of a house or will I have to have them drawn up at my expense?

Being a complex it looks as if several units have the same floorplan, would it be unethical for me to ask around and see if another owner would lend me their plans to copy :D

Post that question to the agent (to ask the trustees).

I bought a few off plan, and some not off plan (same estate).

It was now raised 15 years later that certain things aint now common property (very strange but true)

Would you recommend getting your own compliance certificates done when you move in? Over and above the ones that the sellers do. I want to make sure everything like gas/electricity is safe etc.

Yes you should do it before the transfer goes ahead.

Ask them for the copy of the CoCs and verify it with your own people. If there are discrepancies, do not proceed until it resolved it is for the sellers account to fix any issues.

I know from experience people smokkel CoCs. Especially electrical

We’ve just bought and asked for CoJ approved plans where we noticed the ‘newer’ double garage is not on the plans, in the OTP we stipulated that the plans being drawn up and submitted to CoJ as a condition of sale which the sellers accepted.

Wish I'd thought of that. I've asked the agent to borrow the plans from one of the other owners in the complex and to copy them for me. Identical units.

Is there a way to check if the CoC's the seller has done are legit? I wouldn't want to do double work if the company they used is reputable.
