Wish I'd thought of that. I've asked the agent to borrow the plans from one of the other owners in the complex and to copy them for me. Identical units.

We learnt with our current house when needing to get PHRA-G and CoJ approval for our renovations to ask for approved council plans when we were looking at new houses.
 
Normal to get copies of compliance certificates only on date of registration?
 
Hey guys is it worth it to get a bond originator from the real estate agent or contact your banker directly first ?
 
Isn't contacting your bank directly better?
I just used a BO to not have to complete the same thing for every single bank. Before the BO I asked SB for a home loan because they are my bank. The rate they gave me was super kak so I went with the BO and the rate she received was way less than I ever expected to get.

SB did double processing! Which is wrong. You got lucky! The MO’s application should have been rejected
 
my bank didnt even reply to me... i didnt apply , but asked how to go about it and start it all



BO got 3 offers within 5 days, argued a better rate in a total of 7 days
If my bank does not give me a good rate, I am thinking of using the opportunity to move banks or also consider private banking. Obviously it all depends on where I am financially when I finally found a home. Hope I don't need to settle with Capitec like @backstreetboy :p

Depends on the sale agreement. If its occupation on registration you need to be out on the day it registers.

I had to move by a certain date, whether the transfer happened or not. Arranged that with the new owner so he could get someone in (rental).

Luckily the transfer happened 8 days after I moved :)

So we signed with the transfer lawyer people yesterday,
then got told that the electric fence around the property was installed by the people currently renting it,

Just wanted to confirm, while we were walking around it was a talking point, I even made a stupid joke about it. so it was mentioned,

Would this be considered as a fixture and cannot be removed? Our estate agent said she would talk to the current owner and they can work something out with the tenants.
Its not a deal breaker, but its put quite a sour taste in my mouth,

also, no ways am i paying anything extra for the fence.

Its a fixture. If you have laminated flooring in, would you remove that when it gets sold ? (I highly doubt it)
 
Bought a unit in a small 30 year old complex with pretty strict rules, deposit has been paid and the process is underway.

The seller bought off plan and has lived there ever since and it's clear to see she hasn't made any structural changes but neither she nor the body corporate have plans.

Are up-to-date plans included in the sale price of a house or will I have to have them drawn up at my expense?

Being a complex it looks as if several units have the same floorplan, would it be unethical for me to ask around and see if another owner would lend me their plans to copy :D
Sectional Title? The SG has plans online, just get the SG number from the managing agent / title deed.:

Fixture. And the owner needs to provide a CoC for it. He can't back out now and remove it, unless he informed the agent who needed to inform you.

Just remember that the SG diagram will give you the outline of a ST property only, not the internals of the sections. It's meant as an authoritative document / tool to indicate the sections and the common property, a must for any sectional title property owner, because it indicates areas of sole responsibility for maintenance and areas of shared responsibility (demystifying the conceptual "median line"). Most ST owners do not even know it exists, which means that they don't understand what they have bought, and therefore what they are responsible to maintain. That is why I insist on it with every ST purchase, even before making an offer.
