Anyone having luck finding plans?

The owner of a similar unit lent me his plans but they're illegible so although I can see where the geyser is, that's about all :ROFL:

Googled the architect Verrynne whose name is barely visible but hitting a brick wall. Not surprising really since the complex is 29/30 years old.

The linky from @RonSwanson is a bit confusing but I'll check it again today.
 
What happens after registration with keys and such? Do you arrange with the transferring attorneys for a handover of some sort?

The agent seems to have been out of the picture since they sold the house to me.

it is the agents job, DO NOT take the keys and go the house yourself without them, do a proper walkthrough with them and raise issues on the spot and in writing straight after.
 
Can someone please explain to me how it's become normal for estate agents to take 5% or even 7.%?

I agree, had to deal with 2 separate naais (from 2 agencies) who were both equally bad. After we sold the agents basically disappeared, the new owner had to contact us to arrange key handover and she was even more confused than us. And then they get a good chunk of the sale, fk that.

I honestly didn't have any expectation that I will hear from the agent again. I guess I will hear from them when it's transferred? I don't count on it though. The transferring attorneys and current owner have been great and very responsive.
 
Our agent is a cow,

Promised quite a few things then backed out cause it was all verbal. Took her on with basically every party in a mail, radio silence... Our bond originator actually started chirping and fixing things. she has gone above and beyond.

finally signed at the bank side yesterday. now the wait. Will never ever recommend or use this woman again. Gah I hate sales people
 
With all the legalities surrounding the purchase of a property and transfer attorneys handling the actual transfer of the property are there any use in using a agent to sell a property? From signing the OTP the sale is basically a binding contract so I struggle to see the value they add to a sale, apart from maybe having a network that can provide prospective buyers.

From a buyer's perspective, I can see some benefit, for example, asking for documents and about issues with the property is easier to an agent who doesn't have any emotional connection, as opposed to the owner who it may be difficult to organise a viewing with and a bit strange to view their house that they live in with them there.

But again, from a buyer's perspective, it's not the greatest feeling that as soon as you have signed the OTP, the agent just disappears never to be heard from again and hands all admin over to the transferring attorney. At least they have been very helpful.

In the pre internet era, they added value. Nowadays you can simply list your property on lead home or property24 for under R2k. How an estate agent can justify 7.5% (and if you read the Ts and Cs it's usually ex VAT) of your entire property value for simply showing people around your house is beyond me.

 
When did you start to pack up your stuff in anticipation of moving? Do you start after the transfer date or before?
Old post, but anyway..

I hired a storage facility about 15 minutes drive from my house and started taking boxes and small pieces of furniture there 2 months before the buyer's occupation date. The gardener (nods at Cele) is here on Fridays so he loads and unloads the car.

Also one load by mini movers with bigger pieces of furniture.

So I can move out of one house and into another over a few days.
 
With house plans and changes, what needs to be approved?

Example, a garage, can you close off the door and put two sliding doors in on a side wall? Converting it to an office?
Or do you need approval for that?
 
Does anybody have an example letter to use to send to a bank to cancel a bond due to selling their house?
I just kept it short and sent:

RE: HOME LOAN CANCELLATION NOTICE ACCOUNT <Acc number>
We, <Names & ID numbers>, herewith inform you that we intend to market our property located at <Street Address> and that home loan account <Acc number>, which we hold jointly, will be settled and closed on sale of
said property.
Yours truly
<Signed>

Had no hassles & Absa waived cancellation fees when bond was settled
