Yes! Its a strip on the side of the yard. They just planted flowers and plants. The stand is about 1100sqm incl the servitude

There are a lot of properties in areas like Parkview that had the old back alley's for milk deliveries and rubbish collections which are a good few metre's wide and run an entire block. Some of these have been rented to home owners with 99 year leases or something like that.

Looking at google maps of this particular area it seems it was some pathway to a park or something because it stops right at the park and goes through the entire neighbourhood to the main road. Anyway will wait for the agent to get us more information before putting pen to paper.

Agent confirmed it was a sewer line and there is a manhole on the property I hadn’t seen the last time. Went again the 2nd time.

I had the same on my property. Didn't bother me at all. I even built a wooden deck around it with a potted plant on the lid so you couldn't see it.
 
Finally put in an offer in a different property and it has been accepted and the bank also approved in principle. About to start the process with the attorneys. Hoping they can finish by end of January. Fingers crossed. Thank you all for your responses. Now onto the home security and home improvement threads as there is a lot of work to be done. Slowly does it.

As an update, the house sold, the financing for the smallholding is sorted and I even managed to convince a bank to finance the full solar setup as well. So the whole thingamabob is going to be off-grid.

I'll probably be doing a youtube series on everything we're doing on there. First up will be electric fencing around the yard, as well as burglar bars on the doors and windows. The full solar can only be done on registration (which is hopefully before end of year).

I can't wait.

People have been living on the smallholding for the past 19 years. There's a cattle fence on the border, but between neighbors the fences were taken down. The gate is never closed (it's open 24/7) and the house has no burglar bars, security gates, nothing. There's not even a garage door. In short, you can walk from the public street into the house without having to open a single gate or go over/under/through a single fence. They haven't had a single incident.

The access road to the property is privately tarred, maintained and secured by a very upmarket retirement village close by, and the road is not a through-road, so there's very little traffic. It feels like a security estate when you enter the access road, and it's fantastic. It's quiet, peaceful and safe, so we're really looking forward to it.

I'm not taking chances though, so the yard (where the house is) is getting 2.4m electric fence, and the entire house is getting burglar bars and security gates installed. I'm also going to upgrade the security lighting and I'm strongly considering a beam alarm system outside on the perimeter. I'm not going to be playing with my family's safety on a smallholding.

So why would you expect one?

Although now if you do this you probably should. Sticking up a Fort Knox perimeter after 19 years of peace & quiet broadcasts to the nearest skollies -- even if they have to come by taxi -- that money has arrived.

But I guess I don't understand the mentality of wanting to move to a nice big wide open smallholding only to imprison yourself in the property.

I've never been hijacked, but I still expect it.

I've never needed a seatbelt in a car accident, but I still wear one for incase it happens.

It's a private road, there's no through-traffic. It's not visible from the road, nobody is going to notice.
 
An update with my house.

Early on after the OTP signing I paid both sets of lawyers and signed paperwork.

Rates assessment went through pretty quickly.

Drama started hitting when it was getting close to lodging time. The transfer attorneys were on their own planet, kind of gave up sending updates, then used the wrong property description in some paperwork.

I paid these okes what I consider a ton of money. I still can't believe how they made silly mistakes and constantly seemed to stall the whole process. I am not impressed. I expected some competency here.

So I ended up having to resign paperwork with the bond attorneys. That was last week (I think) and then they lodged on Monday morning.

I reckon without the mistake, lodging could have happened way before the end of October and I would have been able to move in close to November.

It is still not bad I suppose, kind of approaching the 3 month average people usually quote. So I can't be too angry, but it could have been quicker.

Look, I know people don't like to think too originally and if this was a house in a suburb with a broken-down wall where they've had incidents in the past I would get it... get it looking like a medium-security prison ASAP. Literally nobody moves in around where I live without first extending the already 2.5-metre wall by another 20 cm. It's almost a rite of passage.

But the incongruence comes from the fact the whole value preposition here as far as I can tell is a) the peace and quiet and b) the history of no incidents. It sounds like an opportunity to escape the suburban-prison lifestyle not bring it along.

Then there's the fact that if anything is going to attract attention and trouble, it'll be a brand new perimeter costing 10s of grand. It will broadcast that City-boy has arrived and has brought 10s more grands worth of portable electronics with him.

Again, so much ignorance and unable to accept the times we are living in. If anything it is sign that people need to wake up. You'll get back home one day and there will be nothing there. But no, blame on the person who was proactive. There is no such thing as complete "peace and quiet", even if you stay in a "remote" area.

Local place hasn't had an incident in 30 years. No security, nothing. Then last year they got targeted. But how is this possible? I wonder!

Easy to go name calling and "city-boy", quite typical. More like city-boy will hopefully give the ignorant a wakeup call.
