Offer to purchase question

Conveyancer's job. You pay them for it.

I questioned it. They said they would gladly do it for a fee. So I said no thanks.

God alone knows how COJ got the instruction, maybe via the deeds office.

Anyway, glad its done. And surprisingly, the new property isnt showing as “on my name yet” via online channels example FNB NAV. I know its a 2 to 3 month period before it will

After transfer the city council will transfer the rates account from the Seller to the Purchaser. The transfer of this

account should be done by the city council without the need for any intervention from the parties. This process

should take approximately 30 days from registration of transfer but could take several months.

If it's a built in stove then the gas bottle must stay.

Or if the property is sold with the stove it must also stay.

Is the gas bottle for the stove considered a fixture or fitting? Can I take it with when I leave?
Yes it is a fixture.

You can take it with if you specify in the OTP that you want it, but you'll probably need to replace it with a normal stove

All stoves are fixtures.

I wasn't asking about the stove, just the bottle.

Hopefully things are back to normal this coming week. Waiting for attorneys to lodge. Signed early December.
We're ready to lodge too. Waiting for the go-ahead from the seller as the house they've bought first has to register before we can lodge.

Good luck with everyone's lodging and transfers this month!

We were notified that our attorney lost some documents, and with the seller being out of the country, they need to get documents couriered now.

Month 4 and counting.

Ooh I got a bill from the lawyers. It can't be financed because I took a good deal already. Oof. Now to get R30k somewhere.
Which ones? Bond or conveyancing?

I asked for pro-forma invoices from both sets up front. Paid the conveyancers already, haven't paid the bond ones (apparently this is only due when I actually sign, somehow Standard Bank is taking a while to get things ready), but I have fortunately put money aside for that purpose.

Ouch. That sucks
