Tenants not paying or late...

Tomorrow I have to go tell them to ship out end of the month.

They've been renting since January and end of April I gave them a letter saying they should go because they where late every month then I took pity and they promised to pay on time and the next month they did and then till today not even a 3rd has been payed in this month.

Yes, their rental cash got stolen out of their cars cubihole when some of the cars got broken into on the morning of the 7th (they had planned to pay me that day). If they had payed on time (the first) that wouldn't have been able to happen and who the f leaves cash in their cars and not pull their car into the garage like they aught too.

Oh well, no more Mr Nice Guy...
 
i agree... my mom is very easy with the tenants already, in the agreement it states you pay late 1 month you will not see your deposit...

And yeah i found uhm do credit checks it really helps to keep the riff-raff out...
 
Why not get that rental thing they advertise on 702? Where they guarantee your money each month. I think it's only a few bucks and the agency handles everything.
 
Isn't that kinda difficult . . . to evict tenants or something like thats until they find a new place. I've heard lots of strange stories going aorund about this. Be careful.
 
I got the same issue - they've been renting since February and the rent usually comes (after lots moaning and phoning from my side) between 8th-15th.

Every month there's a new excuse ... he got paid 30% of salary due to a nilling error ; tehn he forgot as his mom has cancer ... then he paid his old landlord by mistake .... and this month his childs appendix burst and he needed R12k before they'd even look at him.

My rental agent says they get to the 21st of the month to pay.
 
This is why I'm adverse to property investment. I'v been hearing the same stories for three years. I don't want those kind of complications in my life. People just seem to lack responsibility, I don't know, is it like this everywhere?
 
our manager had not paid the factory rent for about 4 or 5 months and now we must vacate the place at the end of the month.

Yep.

I'm not a home owner yet, so I rent my flat with my girlfriend. I can safely say however, not to blow my own horn, but the same day, if not the next I get paid is when I deposit my rent to our landlords.

I paid half my salary for a larger flat previously and didn't even have any of the so called benefits which was promised to me. So this is a two sided argument. From the owner's point of view, he wants to be paid. From the renters point of view, I'd like to have things in working order and I'm speaking of the basics, like having warm water.

If both these parties don't bring their bit to the table, it will be a mess. I am renting a place with my girlfriend, far from modern and very small, but we enjoy living here, since we have an understanding with the people we rent from. We look after the place and be considerate and pay on time and we'll be able to have things fixed which needs to be. If they didn't listen to our concerns (which they do) I would most probably also just give them a finger with the rent,
 
My aunt had a hellish situation with tenants who wouldn't pay. You can not simply evict someone because they pay late. Her tenants did not pay for 3 months and legally she could not evict them. After 3 months she went to see them for the umpteenth time and they had moved out and disappeared. She lost a lot of money and had her own share of bad financial problems because of it.
 
Of course this is understandable. When you pay for something you want what you payed for. So responsibility does work both ways but in general I find people don't take debt particularly seriously. When you sign a legal contract you should feel obligated to pay. It really annoys me when you hear someone say that they'd rather spend money on themselves than pay the rent. I mean? Do the rules of basic economics not apply to these people.
 
I am ****ing fed up with stories of tenants who miss on their payments.

Surely the owner has the leverage to exact payment from whoever is humbly occupying the premises.

Those kind of stories make me absolutely sick. They are effectively thieves and should be thrown in jail.

Because of people like this, I stick with using a good agent to rent out my property, and the agent does the screening and insists on debit order, which considerably reduces the risk of these horror stories.
 
wow seems my mom has REALLY been lucky. My mom once even got people to pay R20 000 ( i think i was something like 6 months rent) back for rent they never paid, and got them to move out, they weren't very impressed but once they asked for the deposit my mom said, well certain things in the house aren't as they should be and made up a quote and all, they have yet to call my mom about the last little bit of the deposit (its been almost a year)

Just because tenants don't pay does not mean you cannot claim. A landmark case was passed in the Strand a few years ago where a women did not pay rent.

So every month the landlord got the sheriff to attach her furniture. Courts upheld the landlords decision.

I rent and have no sympathy for low-lifes who do not pay. If you don't have cash then downgrade your lifestyle, thats what townships are for!

that's what my rental agent did when a tenant tried to wriggle out of the last month's rent by claiming they could just take the deposit. I signed to have his stuff attached and he promptly coughed up & he didn't get his deposit either.
 
Why are (some ... LOTS of!!) humans like that? It goes for paying debt, paying back loans, etc etc.

No regard for others and the ABSOLUTE worst is that, let's say they ask you for a loan and they describe how dire their situation is, etc and how they need the money TODAY (so if it were not for me, what would they have done??) ... and they PROMISE to pay back on this and this day ... and when the date comes, they are silent.

I mean, they come to you, inconvenience you, make all kinds of promises ... and then when due date rolls around ... they keep quiet. WTF? Did they think you'd just forget?
 
Just change the locks when they're out keep their stuff.
