Rooting Vs UnRoot

Hey there all I am very new to this Android platform. I am a huge HTC fan so when my contract was up I was itching for another HTC. I got the HTC wildfire. I am over the moon about it. However most of the apps I want to download or buy will not let me do so!

My next step is to Root the Phone is it worth it? Will I lose any functionality? What are the other benefits for doing so?

Is there a step by step guide on Rooting a phone?
