Sometimes the new ones are more efficient and other times they are worse.
The two toilets I had fitted about 2 months ago are a pain. The main flush is just short of being enough water to properly clear the contents of the toilet and always requires a second flush. If the cistern was slightly bigger that wouldnt be the case.

yeah they can be, try adjusting the flush to the max limit if you know how and have this issue
 
Sounds like we both bought houses from the same owner. Previous owner at my place was glue happy and glued all the light covers so I have to break them whenever I need to change a light bulb
I'm at the stage where I never want to see glue again. The previous home owners glued paper with shoe glue to close all air vents in the wall (it's a coastal property). Handles of the cupboards were glued on too. So were toilet paper holders, hooks for kitchen towels, some tiles in the kitchen / bathroom and lightswitches. I'm sure they bought it in bulk.
 
Right, so come Monday this is all coming down to be replaced by the pics of something more sensible I posted previously.

My home repairs/ renovations turning into a nightmare. First we had to resolve damp issues which I think we did. Thought the damp issues had something to do with the floors around patio (two sides of house) and pool failing. So we just sucked it up and said we would check and retile them. Chaps take out tiles only for all the 'concrete' that was supposed to be underneath it, to come out with tiles.

Whoever that construction company was that did all the work for the previous owner, was totally ****. They used screed mix and not concrete for the floor base. It explains everything. Good thing is we can see where the damp is so now laying usb green plastic and black plastic too to do it properly. By the time we are done, will have gone through 12m3 of crusher mix (ignoring all the other sands and cement).Ouch!!

I should have negotiated a
lower price when I bought the house. My only question is how the home check guy that we paid for before signing OTP, didn't see and flag it because every builder we got to give a quote saw something fishy on the one patio where the base was partially exposed. I just didn't expect the same on the pool side. Fscken 'experts'. Learnt more in this thread ...

Possibly claim against the guy who did the inspection?
 
Okay bathroom renovations taking longer than expected, had to stop leaks from tap, eventually installed a stop cock by the bathroom pipes, as even with he municipal water off there was still a trickle coming from the taps causing endless issues with trying to get the new pipes in.
Then I go and step on one of the setting and it's pushed in a bit sigh. Luckily not really noticeable.

We replanted the garden beds from a barren wasteland to fresh and colourful with mostly indigenous or water saving plants.

Have started with the irrigation piping and sprinklers which will eventually be connected to smart home to allow for automation if that function.


Any tips and tricks with irrigation as it seems way easier than anything

Very weird right? It's also only the one bathroom. The municipality tells me than I should have a stop cock on all pipes coming into the house, which it seems at one point there was but they were taken off. So I'm slowly replacing them.

Hell I went one further... I have ultimately got 2 stopcocks on the incoming feed.. The pressure regulator has one and then before that I put a standard one just for in case... Then every pipe going into a room has its own individual one as well so I can isolate areas if i need to work on them.

those guys cover themselves so well with their contracts/reports. Basically it is like, this is my finding based on my limited access etc. like he cant have known what was under the tiles for example, its sadly a battle you wont win.

Was thinking of going that far as well. As just isolating rooms doesn't seem to be enough sometimes.

Yup. Ultimately pointless paying for their services in a way. Lesson learnt. The experience I have now , however, should ensure I never get caught out again.

Agents are generally absolutely clueless... When I was house hunting 10 years ago I pointed out to the agents at 2 houses that the houses were technically structurally compromised because they had severe structural cracks and the agent apparently couldn't see it...

bottom line is they dont give a hoot about the buyer or seller, its all about that comm
