Ok I'm bragging now

Decide to pump up the volume on gas heater

House is now almost 10°C warmer than outside.

That's because of double glazed windows right? Freezing me ass off , wondering why I just didn't pay the 40k extra to get double glazed windows and doors when we replaced them. Penny wise, pound foolish. Of course, at the same time , the 130k repair job was already sitting at 250k actual so that drove some of my thinking.

Or because of the gas heater.
 
Sorry if it been discussed before, but freezing my ass of at home and the stupid fireplace eating through sekelbos wood like they toothpicks but only heating the immediate area, looking at putting in the roof insulation stuff in the roof to help fight the battle.

I came across this site, https://roofinsulations.co.za and see there are a few brands to consider. Seem to be much of a muchness unless I am missing something. As I am in Sandton, looks like I need to get 145mm stuff.


Seems like areolite or that Ecose brand should be chosen as I have downlights in roof ? Anyone know what the going rate for labour installation of about 280 sqm would be ? Standard pitched roof , no complications except for alarm ,cctv wires running across roof and downlights. Assuming it’s a one day job.

For isotherm 145mm, I was quoted 22k at 200sqm..
 
Thanks, I was factoring on about 25k, hope its around there.

, it appears isotherm is not as flame RETARDANT as aerolite and ecose. As I have downlights thinking I should be e giving isotherm a miss though I have only heard good things about it from some one who installed their ceiling boards.
 
My garage has a flat roof that is sagging and water pools after it rains. Anyone have a recommendation for a roofing company in Cape Town that can repair it or just install sheeting over it?

D.I.Y..? Go to builders, have them deliver some IBR sheets and screw them in place..?
 
I would prefer getting someone in to do it (and hopefully they do a better job than I would). Don't want the stuff to fly off the next time we have a storm :ROFL:
Well, ideally the reason for the sagging has to be addressed first.. laying new sheets over top and to ensure it stays flat would mean spacers of some sort be added where the sagging is located.. if the sagging is still ongoing, over time you will end up with water pooling again..

Not knowing what the roof structure looks like and assuming it's a simple rafter that's sagging, it may just mean that rafter needs replacing..
 
i would also not put new sheets over old sheets, take the old off and start a fresh.

Hmm there are no rafters. It's one of those precast concrete garages which I suppose makes fixing the sag a bit more difficult (or impossible?). The roof just looks like a slab.

The sagging has been there since I moved into this place so not sure how long it has been like this.
