I put in the Marley streamline square. The brackets clip in from the top so they're hidden. I like that look.

I also replaced barge boards with PVC - mine were rotten.
Those don't look great unpainted... but they'll look good enough forever.

A pro job on standard galvanised looks to be around 10-12k. I can only imagine seemless aluminium being like R20k.

The real pro's for me are not needing to paint them and I feel like installation would be easier.

The cons I am concerned about is it looking cheap and not lasting long..

Has anyone else had experience with these or any opinions?

How many meters of gutter? Universal wanted 16k for maybe 18m

thanks, i was in two minds and like the square more, but i think now i might just go with the round.

the fascia boards i will probably either replace with wood or maybe go with unitec board, still undecided on that. the barge boards i will def rather stick with unitec

the only thing on the fascia boards i am undecided about is how it will look and the thickness factor and how that will play into the gutter, the current is wood and it is roughly eyeballing it like 30mm thick, whereas nutec board is like maybe 6mm or something, will have to consider if it will look odd or not. I would purely go fo rthe nutec so that it doesn't rot out like the wood and should be easy to prep and put up.

Best way to use strip lighting here? Basically cover the existing downlights and use a nice led strip

Build a box out of rhinoboard ?like a dropped ceiling.

Are wanting it for the extra light or more for decorative purposes?
You could just put the strip in an aluminium channel, I did that to attach led strips to the soffit on the one side of my house.

Mostly decorative and how would close the holes where the downlights are?

I would definitely recommend using an aluminum extrusion with a diffusing cover on, gives a much better glow for the light. Futurelight and Glolight sells them: https://www.glolighting.co.za/lighting/led-strip-lights/led-channel

It's a slab with those square metal boxes

Yea the lights with diffusers is the bestm China mall has them for a cheap cheap
 
Also when doing extensions at home make sure the builders are tying in properly.

client asked me to polyfilla and paint his kitchen. I had to chisel to show him it’s not the case and found this... straight join on a wall.

My ex gf's place had a crack forming as well, a year later you could stand in the lounge and look into the front yard through the crack in the wall, in the corner of the room.

Same happened to me in the one bedroom - got a guy to put in wire-mesh to keep it from keep cracking, called me when the plaster off, straight line straight into the garden.... went ahead with the wire, still holding 6 odd years later

It's crazy how some people can build like that. When I do things it's usually overdone and over engineered, not 95% of builders...

We're building on now (soon hopefully). It's been hard finding a builder at the right price, some builders charging R300k and others R900k for the same work with similar inclusions/exclusions. We now probably going with a builder that was recommended by someone on the forum.
