looks like heat expansion to me, should be a simple fix, knock off the crumbling bits, fill with paintable silicone then repaint

Hope so yeah, wonder if I should look at high heat silicon, although I think normal silicone can handle a couple of hundred degrees.

Yeah high heat resistant silicone should generally make that problem "go away"

These are the minor things you will have to fix over time unfortunately.

Yip, it's just a mess. How do you leave holes open right into the roof space like that - and untreated trusses on the outside.

It's just beyond belief how badly these people work, if I worked like that on my daily job I'd be fired within a week.

Told the fcker who started at my place if he doesn't finish next week i'm opening a fraud case. Just wish i could bliksem him with a pre cast slab.
And the thing is if you chase the guys away now, it costs you money to get another company in to finish it.
So you have to half be nice'ish to just get the thing done.

True. Maar my geduld is op.

Its amazing how poor and unreliable the industry is. I told my wife never again - when we sell and move - I'll make sure I buy something 100% in the condition I want it.

After my upcoming small project - I think I'll only ever venture into building again if its a complete house and I'm in full control. These small jobs by small companies are just not worth the stress and effort.

I've already had 2 out 3 companies quote differently to what I've asked - even after I specifically told them I don't want what they want to do, done (boarding over the jacuzzi pit). Last company listened and quoted for what I asked for, so the fun will commence in a month or so - already R13000 over budget.

And there's nothing you can do about it almost, if you kick them off the project they don't care... they just go stuff up somewhere else.

Yip - and if you try take them to court - they just "go bankrupt" and start again.

With my kitchen - the lawyer I saw said we can go ahead - but probably won't get anything out of it - even if we win.

My roof was also left in a bit of a shoddy state after the guys came and sorted out the underlay and "replaced" broken tiles, instead of using coverland double roman like the others they jerry rigged freaking marleys. They did at least replace broken trusses and creoste the ones expose though. Now the guy who did it has disappeared, yet he'd done a lot of things before for us. Sigh as you start to trust someone.
I've got a small leak above my chimney from what I can tell though, surprisingly, but only when it goes a certain way.

Yup you pay them a fortune, they just never come back. Welcome to the building industry.

This yeah... even I go to small claims court for the R20k max.. he can just say he has no money and can only afford R100 a month and will pay it over the next 15 years.
