through a broker ?
Yes. They did a bunch of quotes from different providers. Very happy, I did get a massive discount, but I think I got lucky. Because you have to also give them your claim history. So there is a big recent claim I didnt expect that 1 provider would on purpose ignore it, but I did my part in making sure I am not hiding anything.

we want to do a bathroom over ..looks similar to your set up but bigger

but we want to also remove the bath put a new one and extend the shower

roughly whats this costing you ?
Just finished remodeling two 4mx4m bathrooms.

Labour cost for both- R65k (Paid to CTM)
Tiles, Cement, Fittings, Shower-Doors etc. for both- R80k (Bought ourselves)

We chose mid-range stuff, and yeah, it still ended up costing a lot

PM me if you want the contractors details, got him via CTM's Installation Company, but will contact him directly going forward.

didnt know CTM does contracting as well

im sure you could have got it cheaper
So, I've had some real bad experiences in the past with contractors. CTM offers a brokerage service and a warranty, you don't pay the contractor directly. Costs a bit more, but worth the peace of mind.

I did not have the energy for any shenanigans, I wanted a full turn-key experience.

Going forward, I will use him directly.

I'm trying to decide what to do with my one roof that I'll be putting solar panels on in March.

It needs some repair to the flashing and waterproofing but for the most part the IBR sheets are still in pretty good shape. I don't know exactly when this roof was last worked on, all I know is the plans for this extension of the house were approved in 2002, so the sheeting could be close to that old.

I can get the repair done relatively affordably, however once the solar panels go on it will be a pain to do anything to the roof. Another thing is that there is zero insulation in this roof and the room gets super hot during the day. It's a flat roof so I can't go up into a loft area and just lay insulation, it will have to be put in from above (or remove ceiling which is messy and also costly).

I really would like to get the insulation done as I think it would save me in the long run not having to run the AC as much up there.

So now my options are:

1. Just get the roof repaired for R5500 (cheapest quote), R12k (expensive quote), R34k (ludicrous quote)

or

2. Get the roofing entirely replaced and have a good 20 years piece of mind with the roofing sheets. Only got this quoted from the one company for R40k and additional R9k to do the insulation too.

I really don't know what I should do here, it's almost 10x the price to get the roof done but then I get that insulation sorted and hopefully don't have to worry about touching that roof for a while.

Anyone want to give me some ideas?

Finally getting to garage ceiling. Cleared out ceiling during the holiday the guy that does out building will be popping in "foil insulation" and ceiling board almost against the tiles on the brandering etc. So the garage should be nice and "finished off" in the next week or so.

Side walls to be painted etc too. Wires to be sorted too

Very happy with the job and can finally get the garage sorted out the way I want WITH NO DUST!!!!!!

Nice. How's the temp difference?
Thanks! Around 2-3 deg but to be honest was just the thin foil insulation. This whole exercise was mainly for looks and DUST!!!!! the thinkpink thickest stuff makes a massive difference in the house but was sorta pointless in the garage.

What were you quoted on for R40k? If its klip lok sheeting that comes in a color applied when manufactured it would say go for it. I have a klip lock roof and another roof for my hollywood garage that was normal ibr in dark dolphin color. The klip lok is far superior. I had to repaint the garage roof after 7 years while my klip lock sheeting still looks new. Also, you won't have to worry about roof bolts and water leakages.

Did you get someone to do the work? How much damage?

Ja, the quote specifies ColorPlus Prolok 700 which is those locking sheets. It's about a 7m x 8m roof, I honestly think the quoted price is pretty good which is why I'm considering it even.

I must still do this one. It's a fscking oven under that roof. The cars get so hot i could just as well park them in the sun.

Great then get it done. Just make sure they do the insulation correctly. You will have a new roof with many trouble-free years. Just make sure the contractor knows how to install those sheets. If done properly they will last a very long time.

You never know with contractors until you use them, but I don't see any huge red flags when researching them.

I will be doing the rest of my house in April so will use this part of the roof as a trial run.

These are the guys if anyone want to know: https://morgnerroofing.co.za/

Install isoboard, can be installed onto the existing ceiling.. 50mm thickness would be good, though more pricey.. at 30mm thickness, for about 20sqm worth of isoboard, you are looking at 3 - 3.5k for the boards themselves.. super easy DIY install, though you would need to redo cornices..
