This is not always the case. I have a brand new (less than 20km but almost 10 years old) Silverback in my garage.1) unless you or someone you know knows about bikes, don’t buy a second hand bike. It can end up costing you significantly more in terms of repairs. A decent basic service alone can be around R1k.
2) can you afford more than R5k? (I think you can), you can get a decent brand new mtb bike for around R10k from cyclelab.
3) don’t go for a 26, a 29er will be better especially for commuting.
4) at your height, you’re likely to be a S frame. But check the manufacturers recommendations.
TLR - a cheap bike to commute 34km a day for a beginner is not going to be fun. Spend a bit more and get something decent instead of something you’ll either have to sell (because riding it made you hate cycling) or upgrade in a few months because you’ve outgrown it.
