Hmmm the single unit may be the problem but it shouldn’t be that bad.

Recently installed two of the older 2.4ghz only ones (non-LR) in a 450-500sq house on opposite ends and the coverage is perfect inside and out.

Could very well be a faulty unit.

You shouldn’t have LOS kind of issues.

I agree... If the firmware is up to date, you may have a dud unit

Shoe I'm going to lie a little bit I would say about 20m.

The house is conveniently "square" in that it's U-shaped.

Did a scan. Channels clean.

2.4 GHZ is better but still not great.

These are probably better suited for multiple AP with clear LOS. Outside of the house (garden, ~15m from AP) there is virtually no signal. 2 walls in between.

You do a phone-type scan to track range? (or whatever iToy equivalent there is)

Something is definitely not kosher with the device you have.

I'm running a Lite version at home (+-100m2, double story with AP downstairs and we're fully covered on both 2.4 GHz and 5 GHz...)
Plus it's in a complex so 2.4 GHz is congested a F and it works amazingly.
