2018 Home loan interest rate poll

Are you with a bond originator?

All of the responses in this thread so far has been minus, not plus.
Estate agent. So I see the AIPs and bond grants. The ratio of prime below here does not reflect what I see everyday. But then again mybb isn't a true microcosm of SA.
 
So mine is currently 9.20% and that was for a property of about 3mill at purchase price and the loan was only 50% of total value of house.

Thinking I should go negotiate with FNB again.. Loan is about 20 months old
 
Prime -0.5% with FNB last year. FNB gave the best rate by far.
R1.1 mil 100% bond - probably because I was a first time buyer.
 
Prime -1.2% with FNB. Joint bond with SO, applied late last year.
Nedbank was initially a lower offer, but I just sent that offer to FNB because I bank with them, and they reduced their intial offer.
 
Have to say am pretty miffed at the ****ty rate prime - 0.75 that FNB gave on a 50% loan. Have already got the forms to look at reviewing the rates from them. I have about 200k in the bond (all ours savings go into the bond).. If I renegotiate with them, will that 200k get locked down? Will have to move it out before I sign anything. Thx

If you review your rate, the prepaid will be locked in, and you need to re-apply to get that unlocked
 
Being privileged as a staff member of the one of the big 5, I get Repo plus 1 (i.e. prime -2 currently), but that's only 'cause I'm staff.
 
SO and I got +0.35 on a 100%, Standard made the offer first, but FNB (we both bank there) matched it after an initial +1.5% offer.

First time buyer [primary buyer with co-applicant (SO)]
+/- 70% loan
Prime -0.48% Standard Bank - I bank with them and they offered the best rate straight of the bat, all other banks were prime or prime+.
 
Did you use bond originaters or dealt directly with the banks? Which is best?
