Embarrass tenants

As most of you know I hate my tenants and am up to here with their lies and dodging. My rental agent tells me to to intefere yet as they need to follow the legal route.

However - I'm thinking of getting a few signs made up saying in red/white that they are behind on water, lights and rent ... and pinning this onto the main gate for all to see.

Nasty? Legal?
 
I'm gonna laugh at you when they get you for defamation ........ stop being so petty and consult a lawyer.

And MH ... hence I asked the question whether it would or wouldn't be legal. You could simply answer and say they can get you on defamation. Judging from the definition (http://www.wisegeek.com/what-is-defamation-of-character.htm) it's defemation if it's untrue ? Hurting is reputation ?

What's a lawyer going to do ... ?

You could remove your front gate and front door of the house 'for repairs'.
 
Stupid idea. It's another story if, for instance, their geyser happens to burst and they phone you to have it repaired, upon which you tell them pay up or shower cold. Now to find a way to let that happen... :p
 
This will achieve nothing, if they are people who lie are decetiful and generally dishonest as you claim they are, this will have no effect on them, as they generally have a tough skin.

Besides they will just take the signs down.

I didn't know 100% if it was defamation ;) And a lawyer can give you advice on what you can do or can't do see ;)
 
It's a house - and my name gets tarnished if nothing is paid. Besides, I'm many thousands in credit with water/electricity/rates due to some error.

He doesn't (shouldn't!) know this.

Honestly it's the lies and bull**** that he gives me. If he's come to me and said, 'I'm battling to afford - can we cancel the lease?' things would be different and I would have felt for him.

But to come and bull**** me *every* month for the past 5 months, is the main thing that pisses me off.

I've heard one of the only legal ways to get him out, is if I say I'm moving back?

The thing is it's about R10,000pm I'm losing. On top of that, I'm paying almost R2,000pm for him to live there. I'm seriously pissed off because I didn't even *want* the house to start off with yet I have only 2 options :

1) Live there
2) Rent it out

Due to a trust owning the other half, I'm not allowed to sell for 5 years.
 
No, not change the locks. Remove the doors and invite a family of homeless Nigerians to move in.

I asked about subletting actually ;) They tell me that's illegal too ... (since the 1st contract is in place)
 
If he's not paying you then kick him the fsck out - surely that's stipulated in the lease somewhere?
