So I have a quick question.

Going to embark on some home renovations soon and need plans drawn up etc.

We have a lets call it stoep coming off the kitchen, its got foundation bricks up to 80% height of the roof and roof. We want to enclose this, I believe this will need plans, now my question is is the original structure also one that would have needed plans? its about 30m2

palms are in the way but thats the view from the top

Yes. Technically. Original structure will need plans as well as the new enclosed structure. Could probably just show all as new.

Gonna get the plans tomorrow my bigger concern is if lapa and car port are not on plans.

Please note this was the first house I bought, real estate agent said the following via email:

Totally forgot to follow up, only needed the plans now 8 years later as we only doing renovations now.

Also apparently you cannot hide behind voetstoets if you KNEW there was an issue. Here the seller indicated TWICE that all improvements were approved.

Estate Agents are snakes and seldom know or care what they are talking about.

Start by getting the plans and take it from there.
 
I would not stress about too much. It is possible that back then it was not necessary to have those structures on the plans.

The worst that can happen is they ask you to demolish it. But otherwise updated plans will be sufficient.
 
What is this? And what do I do with it?
That is just your property general information / property report.

Here is the town planning schemes for rules for the zone:
 
e.g. you go to GIS Viewer:

You select the information you want to be displayed and find your property:

Then select your property and click on the little arrow until your find your zoning:

Then you go to town planning scheme: (best is to phone muni and make sure you look at the correct information and or if there is a later or updated scheme):

Then you find the rules applicable to your zone e.g.: Residential 1.

This is where an Architect or Draftsman will be able to assist if the information is too overwhelming.

Free standing house or complex ? Full title or sectional ?
