Our house, built in 1949 has asbestos gutters. These are still intact but untidy. This is what I had done

Using a high-pressure cleaner, removed all trace of dirt inside the gutters
Scraped and brushed the loose paint from underneath
Painted the inside (2 coats) with bitumous paint
Undercoat on the underside (masonary paint)
Water-based Velvaglo finish

Then some of the barge-board (pine) had started to deteriorate. Replaced this with Nutek

You're right! I did just that and they replied on a weekend. R4000 so thinking it's safest to use them

Just disappointed that such a large estate agency feels they can get away with this
 
They don't give a costing to do the repairs generally.

Good stuff.

I would have just painted those Asbestos Gutters with Primer and roof paint.

The bitumous silver is reflective which gives UV protection - not something Asbestos Gutters need protection from.

The Water based Velvaglo is very, very expensive, roof paint is cheaper, more weather proof and has better UV resistance...

But nothing wrong with what you've done.
 
If you state that you want to pay to get in a property inspector, can the agent then edit the agreement to say that only if such inspection shoes MORE than R150k defects, that only then can you either negotiate or step away from the sale?

What's this R150k story?

Asking if it's a standard thing or simply made up by the agent?

Simply made up and I wouldn't agree to it. Wording should be in your favour, so along the lines of subject to an inspection that you're happy with.
Remember you can put anything you want in an OTP really, as long as both parties agree to it. But once signed it's binding (in theory anyway).

Look no place will be perfect right - so an inspection might come back with a few items but that could well be fixable and the owner already knows about them and has priced their place accordingly.
But no way I'd agree to that R150k clause and if they fight you on it, think about why and consider walking away, as nice as it may seem. I mean R150k according to who? You'd have to then have someone quote on the fixes required, and pay for that, and they're banking on you not bothering to do that.

Thanks for confirming what I suspected and this property was priced 950k more then sat for over a year and I realize Why now

PPRA is useless. Property lawyer time. I'm willing to pay for them to go through the OTP cos some of it sound downright illegal.
 
That R150k thing isn’t standard at all — just the agent trying their luck. The clause should simply be ‘subject to an inspection you’re happy with’. If they push back, big red flag. Rather let a property lawyer check the OTP before you sign.
