Even in ethekwini they're similar so that is exactly what I did..

I lived in my place for a few years, figured out all the things I wanted to do and then did one set of plans.
 
And the quote is in R28.5k not too bad will see what lawyers come back with. Also getting a second quote

Understood... But that's pretty decent for over a hundred squares drawn. I've gotten much worse before. We'll talk soon ;)

Haha no worries first quote was 28-32k. The second guy seems to have many years of experience and was ultra efficient to get the quote and pop out etc

I am also in for an exercise like this. When I bought my place I had the hollywood garage built. I have the signed form where the neighbor agreed to extend a part of the wall upwards. I have not changed the house plans yet.

Slightly O/T but with all the talk of plans, does an outdoor "deck" need plans?
 
Hi guys, on an offer to purchase I saw a clause that as a prospective buyer I have the opportunity to have the property inspected by a property inspector

Is this just a builder OR are there specific inspectors who do this function to provide a report?

If so, any leads pls on who to contact?
 
There are company's who come out and do this professionally.
Charge about R3 or R4k.

I've read a few of them, very detailed, but a lot of cut and paste.
 
I would NEVER buy a house without:
1. Going to see it 3 or 4 times with one of those being a few hours.

2. Driving to the house one busy morning, then driving from there to go to work as I would when I lived there.

2. Doing the same after work.

3. Checking that there is a vibrant and active Residents Association.*

4. Getting my own Sparky to do a CoC ~no way I'll ever accept a Seller's CoC.

5. Doing a thorough roof inspection including getting into the roof cavity and taking a look around.

6. Maybe checking that there is sufficient North facing roof space in case I ever break down and fit solar...

* Not applicable to an Estate, but I'll never choose to live in an estate or complex, institution, home or incarceration...

As a normal person, non builder. I saw quite a few major issues and am concerned that the offer to purchase lists NO defects AT ALL

On a very old house where anyone can see there's issues

I think this type of behaviour should be illegal

What concerns me is that this is a big estate agency, surely they wouldn't do this at the risk of being sued?

I think I must just wait and find a decent house with a pool. I've always wanted my own pool with pretty night lights.
