Sannie did advertise - the people who were interested claims Karen says it's already been taken, but by someone who will only move in end of June. So even if Sannie has someone who will move in end of May, Karen is keeping it for someone who only moves in end of June.

Oh. In that Case Karen seems like some greedy scum, They need to return Sannies deposit.
 
This is a bit of a tough one as a rental deposit relates to repairs and defects left behind by the tenant. Once nothing is written people are inclined to extend their own rights.

There is no written agreement, thus the landlord can not withhold the deposit "because Sannie has to find a new tenant" - if this is not stipulated as one of the requirements (if the lease is ended by Sannie, this and this must happen for example), she can not enforce it.

One would assume an incoming inspection was done and faults have been noted. Now the landlord has to do the outgoing inspection and repay the deposit within 21 working days. Any repairs done must be subtracted from the deposit with proof (recepits etc).

Either way, Sannie signed the original copy of the contract, surely she read the terms before signing it. So just because she doesn't have a copy of the contract she signed doesn't now all of a sudden make the contract null and void. Karen is still scum though.

Sannie rents a house from Karen, pays pro-rata rent and full deposit from 22 March. Sannie requests a contract from Karen to sign, Karen does not provide this. So no signed contract.

Nothing signed only verbal. My advice depending if the amount of the deposit will not break the bank write it off as school fees paid.
