Since Sannie going to loose her deposit anyway, she should just stay there for May also, and not pay May rent
South Africa’s biggest forum. Discuss, discover, and connect with thousands of members.
Sannie did consider that. But she found this really nice place with a decent oompie as a landlord - he would not even take her holding deposit before sending and receiving back a signed lease agreement. She would have lost the place if she stayed another month.Since Sannie going to loose her deposit anyway, she should just stay there for May also, and not pay May rent
Sannie rents a house from Karen, pays pro-rata rent and full deposit from 22 March. Sannie requests a contract from Karen to sign, Karen does not provide this. So no signed contract.
Nothing signed only verbal. My advice depending if the amount of the deposit will not break the bank write it off as school fees paid.
Which has absolutely nothing to do with this thread. But keep applying the snake oil. Agents are useless. To owners and tenants.Just contract a Letting Agent 10% rental-commission and hardly worry about dramas/disputes with your Tenants.
Um ja... Sannie can't afford the rent anymore, so it's kinda a bank-breaker yes. Karen on the other hand has 14 houses she rents out. I assume all without lease agreements. Poor people...Sannie rents a house from Karen, pays pro-rata rent and full deposit from 22 March. Sannie requests a contract from Karen to sign, Karen does not provide this. So no signed contract.

I'll bet that this thread would not have existed, had the OP contracted with a Letting Agent to manage this nonsense.Which has absolutely nothing to do with this thread. But keep applying the snake oil. Agents are useless. To owners and tenants.
Naa, just write it off and take it as school fees. Be more careful next time. Life's too short for back and forth.Since Sannie going to loose her deposit anyway, she should just stay there for May also, and not pay May rent
For R9k, I would say Small Claims Court, with solid proof that Sannie had a tenant to replace them without any vacancy or loss of income to Karen
Is there a rule that says this matter can’t be handled in small claims, because rental tribunal are useless.Rental tribunal not small claims
