I don't think it is legal to use in the house if connected to the general sewerage system.
In Johannesburg it is. EG the old flat I lived in ran exclusively on borehole. So that's 36 units. Rule states it needs to be tested and treated if going to be used in house.

Stormwater is not allowed to enter the sewer system

Saved us a sweet 30 to 50k a month in water
 
Afaik in Cape Town it can be used but has to be set up so that it can not get into the mains and contaminate the mains supply.

Two weeks to go till project starts.

Installing a 5000l tank for the borehole from today, with switch over to supply house. I know the bylaws don't like it but they can go fek themselves. We are without water at least a day a week now with old pipes breaking in the suburb.
You don't live in Parkmore do you , we have the same issue ...

Nope, I'm way down in the south.

But yeah, basic problem is that we have 30+ year old pipes which have now started bursting. Council comes to repair, give it a week and the next section goes.

Can I please have some indication or guideline w.r.t renovation costs these days, I am in Cape Town northern subs, but anyone can jump in.

Want to use a contractor I was referred to with skilled workers (no corner pickups), I am supplying all material.

They need to strip and re-tile

Rooms in question are:

Single toilet tile floor to ceiling 21 square, paint ceiling, install vanity+plumbing, install toilet

Guest bathroom tile floor to ceiling 36 square,paint, downlights, vanity, bath, shower

Just trying to see if his costs are in line

what would you guys say is reasonable to do the following from a contractor, he says it will take about 2 weeks, paint EXCLUDED

seal (flash harry) ridge of roof
replace end branding and barge boards
fix small areas of plaster and seal
replace a few facia's, +- 20m
paint roof
paint exterior walls
prep + paint existing gutters
prep and paint outside window frames

house size is on the small side for a 3 bedroom with double garage
 
What is more important is a contractor who is on site regularly during the day checking the workers and work out.

He does some of the work himself, plumbing specifically. I am gonna watch them like a hawk, will be working from home during this mess

anywhere from R60-R100 for tiling (add R25 a square for stripping)

ceiling painting for a small room without paint +- R500

lighting if existing supply +- R500

installing vanity + bath + shower is very dependent if he needs to do new plumbing or bath reating wall etc, if he doesnt have to about R2000 for a GOOD job

All in (depending on plumbing - and that is very dependent) i reckon you would be looking anywhere between 15k - 25k

Joburg prices that I am paying a guy

All my materials , their labour.

Waterproofing ridges on roof (50m) with Ecorubber, fixing some fascia boards:- 1800.00. Material:- 2 X 20L ecorubber, brushes, etc. they did this in 1.5 days

Painting gutters and downpipes:- 1500.00 materials:- 3x 5l enamel , brushes and sandpaper. Done in 1 day .

Painting:- 2 X 30m precast walls:- 2.2k material:- 40l flexiwall, 1x20l plaster primer or something like that.

Garage walls refurb- this was tied these guys redoing the entire garage floor (amazing job). 4300 to knock out all the plaster from the bottom half of garage walls waterproof, replaster and paint, entire garage and ceiling. They did this in 1.5 days total. Garage floor took days of course.

So far , spent 70k in the last two weeks between labour and materials - more on materials.. eek. Split appears to be 60/40 materials/labour

This guy and his team are gold. They doing much more work at house. Decided while I have him and he doesn't have much other work to get him to sort out everything. Home loan is not so happy :)
 
Can anyone recommend a cost effective aluminium door/windows provider in the Joburg / sandton area.

Tied to the post above, I need to redo all my patios and two wooden patio doors , need replacing. Checked prices at builders / le Roy Merlin but wondering if I can get cheaper.

Need double patio doors (both doors to open outwards) and I am thinking it's a good time to replace front and back door which are single wooden doors in a poor state.

And advice:- does this door look good/provide security as a front door? It will match surroundings in my opinion.

Is the price fair or is it overpriced? There is/will bs a burglar gate 0.5m in front of it

Here I am feeling it because the guy quote 20k without paint...

it offers light security, if it is external facing i would still add a trelli...

i think it is also a little on the high side. try build it also, ask your guy if he has a trade account there.
