So they started with the prep work and repairs for the house to be painted. I have used this same contractor for maintenance and paint work on my other 2 houses. Spent R200k on those 2 already. Another R100k for this one. I I feel it's a bit rough. But anyway.

He does a good job. The walls are pressure washed and all the cracks and bubbles repaired. Then a 1.5m strip of damp seal was painted, the rest of the undercoat over that, and then the final 2 or 3 coats of the finishing paint.

The house is now 7 years old and was originally painted by the developer with Game stores house brand paint. I am doing Dulux now.

He is also gonna replace some ceilings under the eave of the roof in front of the garage and repair the leaking chimney for free. I guess I am paying for it anyway.

Cheapest place to get 50m of 2.5mm house wire in the randburg/fourways area?

Leroy merlin seems cheapest B&M at R420 and daynight electricial suppliers (1st I'm hearing of them) seems cheapest online at R320 (delivery fee excluded).

My patio next to pool and connected to house. 9m*5m

Above it is flat IBR sheeting. The metal IBR was cut and replaced with clear IBR plastic for the 'skylight' parts This was cause of leaks once and insurance repaired (hail broke the clear parts).

We have had leaks from the roof rainwater getting onto flat IBR along wall. That was fixed and we haven't had issue since. IBR roof was also painted with ecorubber two years ago.

However now, ceiling panels looks like this. It happened during this year. Don't know what caused it.

The idea I had was to take down the ceiling panels , see what's happening underneath, remediate and put new ceiling board and GU10 lights.

A family member recommended that perhaps I just pull out the ceiling boards , replace the whole IBR sheeting with clear transparent sheeting to let light into Patio and adjoining rooms (it's quite dark) and consider it done. Of course put new light fixtures on cross beams or whatever is under there for night time.

The thought of having more natural light in the bedrooms next to patio is enticing. Also the IBR itself may have been compromised so new will solve issues

I also have now seen something like third attached pic as a possible solution too, but I am not keen on mix/matching. The current 'skylight' solution installed by previous owners just causing waterproofing issues. I guess full panels won't have this issue.

Getting rid of ceiling boards will also alert me faster to the issues that could be brewing.

Concerns are :-
Heat during summer. Will it be unbearable to sit there if the whole patio is transparent IBR?
Water from roof hitting patio roof to get to final gutters? I don't want to create a new problem
Leaves and other stuff being visible from under patio so more cleaning to be done but that could be a good preventative measure
Polycarb IBR not as strong as steel, but I guess much of a muchness since we won't be walking on it.
Fear birds could try to nest under roof if it is now open.

Any ideas on what you think I should do? Replace ceiling boards or replace entire roof, or is the part steel part polycarb idea a good solution.

Have you called the big suppliers like voltex arb, lite-glo and lido? All located in Randburg

Also it was noisy as hell when it rained.

Hmm, I don't know if that's what I currently have under the IBR. It's actually quite nice being under the patio roof as it stands in summer. The extra light into house would be a godsend. It would actually bring more light into two bedrooms and our front part of house.

Damn, now this is gonna be a tough decision.

I had the same predicament when adding my patio. It blocked off most of the light to the lounge and bar area. But you know what.. I got over it rather quickly and am enjoying the shade outside.

The patio is used maybe 10-15 times a year by ourselves - I sit there when kids are in pool but usually prefer to sit on the grass. COVID has meant social visiting patterns changed for us. Maybe it's our kids that everyone is avoiding, but even if they come, visitors just stay indoors

I guess the solution I am trying to find is for the next owners of this house - considering we may be out of it by next December and I don't want to be a **** seller. I need to fix this but I don't want to do a shoddy job or do something I end up regretting.

Most of the water issues we have with this roof are due to the Polycarb IBR being placed over the metal IBR for that skylight feature. This time, feels like a full panel would make more sense.

Two stupid idea (win/win situation) I am considering now

1: Replace entire roof with Polycarb IBR. Heat/light will flow. If it's too hot when we sit there, to put an rollout awning underneath as a type of sunshade? Could work.

2. Replace roof with mix of polycarb and metal IBR. Polycarb sheet will run the full length of roof. Then for the sections with metal IBR - put a ceiling with aerolight underneath. Also where the lights can be placed. Don't know how this will look. Probably crap because the ceiling won't be uniform

I like either option 2/3

I've got , metal ibr, 2 polycarb, metal, 2 polycarb, metal.
Placed the poly, by the windows and the sliding door, steel by the walls.
So we get the light in to the house, as well as have some areas of shade.

It does a get bit hot under the polycarb, that's why we kept the metal parts for shade. But the patio is open so I don't have the issue of an enclosed space getting heated up.

Is their any decent Slate roof repairers or tradesmen around still , Jhb based..

The usual ''Big'' company quotes are just ridiculous also flyby nights eish , no good reviews
plus the promise of waiting on quotes just never materialise..
I sourced the Conventional slate from where most i guess buy...as well from the Quarry so I know the prices...

1. Need to replace broken Slate tiles +-250>360(breakage 20%)
2.Re Align Slate , Knock in Nails.
3.Replace Loose Slate that's wired with nails....

I've got a similair issue as yours TedLasso, I would like to eliminate having to redo the ceiling and remove it completly to save costs. whatever solution you go ahead with, please keep us updated.

The discoloration on the ceiling boards is most likely caused by condensation underneath the metal sheets..

Loved, loved, loved the light inside the room closest to our carport which had IBR roofing. Yes, it was a pain sometimes but who wants to live in a cave?

I put up an awning 2 years ago that is basically IBR sheet/Polycarb sheet/IBR sheet/Polycarb sheet, specifically to try allow some light into the house still. It does get a bit warm under the polycarb sections when its a stonking hot day but its more than easily manageable.

I put up an awning 2 years ago that is basically IBR sheet/Polycarb sheet/IBR sheet/Polycarb sheet, specifically to try allow some light into the house still. It does get a bit warm under the polycarb sections when its a stonking hot day but its more than easily manageable.

We had agreed that it would first be wise to bring down the ceiling to see what the support/cross beams look like ,etc (we think it's nice solid wood). Then based on what we see, we then decide. As the ceiling has to come down, it gives us options.

He also recommend to do exactly what you have, not replace all the IBR, but just two sections with a full length polycarb IBR sheets (two over each bedroom window). This could be a win/win.

We then look at my carport, and my fear of bird trying to nest in the gaps was removed. Your picture confirms the same!

Your pic also gave me an idea for lights as I need to find a solution to replace the 8 ceiling fittings I have currently if there is no ceiling in the future.

I actually like the idea of splitting the rebuild/fix projects into 2 separate projects.
Project1 which is the break down. Get a quote for it, get it done.
Then evaluate the situation.
Start project2 based on everything you know and get a quote.

At least this way, you walking into less surprises.

I bought a house with disused swimming pool and starting the process of getting it fixed. One of the items I want replaced is the light with LED.

I’ve never had a pool before, so not sure what to look for in a pool light. Pool is 4.5m x 4.5m.

The water will get in...

Those with the individual LEDs sticking out of the resin are the worst choice. The LEDs start disintegrating then the whole unit rots away. It's better to get one with a glass cover. But then again, the water will get in...
