Was on my roof on Thursday and Friday sealing with membrane etc also some random leak, but we had extreme rain but at some bizarre angle we have had 6 major rain storms with zero issues.

Hope you come right. If it rains in again will get an expert as I have sealed everything to within an inch of it's life!

Also working on storm water management now trying to divert all rain water off the house to the road...

Have the nursery to sort out next so got the "emergency" fixes sorted.


Nursery is thankfully a quick one. New coat of paint redo the cupboard shelves will do that myself with send cultist to builders/chamerberlains and then just put it together. Then get the aircon installed. Also more than enough time but want to sort it out ASAP. Little man arrives in April but gives my wife enough time to nest etc.

December holds loads of around the house projects though.

Recently did some renovations and had to remove some rubble etc.

Really professional team and made the renovations project stress free, I like to break stuff down, but the clean up afterwards is always a las, but they sorted it out one time.
 
Spot on an afternoon and 500 worth of goodies trumps the claim.

Also a feather in the diy cap.

But as I said if there is another leak now will get an expert out.
My problem was that I tried to do the same, but not myself, and the guy that did it, made it worse than before. Then called insurance who then said, they don't pay for bad workmanship. So that was R20K down the drain.

Spent another R35K doing it from scratch. And it appeared to be good for multiple rains for the last year. Last week, it's leaking really bad in the same corner. It's like that corner is cursed.

This time, at least the last installer is coming to see and fix. If that fails, I am calling insurance. At least on their records, they will see the entire patio roof was replaced.

I wont lie, there was a minor leak - my fault I removed a tile which I thought was unnecessary - turns out not :)

But this one in particular was a bizarre storm I think we there and sealed but dont want insurance etc involved just yet the room is isolated on the side of the house so there is only soo many spots if it was the main house no chance,

Hope you get yours resolved too, leaking is a painful experience. This was only a cup in a major storm but one drop is one too many
 
Did exactly that, it is my reference price. But then I still need to ask the okes who have done all my ACs for the installation quote, which I have a feeling will cost the same in the end if I just got the AC from them as well.
My suspicions were correct.

They are charging with installation for the 18k BTU Midea Extreme Inverter about R2k more than if I source the AC from AC Direct.
So ja. Guess I will bite the bullet. Not sure yet.

Looking at this application rate: https://www.duram.co.za/product/rubberflex/, it reads I'll be doing 15m2 with 20L - so for 350m2 - I'm looking at about 23x20L? (i.e. around 40k in paint)?

I want to do the whole #%$#%$ thing. I found a previous quote a few minutes ago where they quoted on 310L for the job.

The IBR has portions where surface rust is starting to come through, I don't want to start spot painting and end up going up every year until the entire roof is done over anyway.

I hear you bru. I remember you have always had issues with that flat roof of yours. A flat roof is a fsckup.

Rubber the kak out of the whole thing and hope for the best.

A few posts back I felt the same way. Bought a 20L Duram Rubberflex only to find out the culprit was a known to me issue. The 2nd story gutter was totally blocked and the overflow went onto the balcony and the balcony drainage pipe has an issue that I need to attend to again and it was blocked as well.
So there I have it. R1800 bucks for fokkol.

And as luck may have it I had a friend over this afternoon that tuned me fok he has to go buy a bucket of rubberflex for his roof. So guess where my rubberflex is going. :ROFL: :ROFL:

I just emailed EcoRubber - they charge around 175-185m2 - might be a more viable option to use them, a few R000s more expensive, but then all the prep work is done by them.

Before next winter - I want the house painted, roof waterproofed, and gutters replaced, its going to be a fun 1st Quarter 2025.

My dad is insisting I look into torch-on - doesnt seem to get what goes into doing torch-on on IBR sheets.

I would hazard that it's probably cheaper to buy new sheets and have them fitted?
 
My patio roof which had been the bane of my life since we moved in, was original IBR metal, was rubberised once with ecorubber, but the issue was technical , i.e. no incline so water just stood there. Ecorubber did help but it also looked like crap 2 years later. Guess it just wasn't prepped properly. Fwiw , ecoribber used on the ridges of roof etc has performed very well. I just now rubberise it every 3 years. 1x20L of paint

Back to the patio.
Then the 20-25k fck up where some sheets were replaced, but everything was way worse due to bad workmanship.

Current (9 months ) is brand new plastic IBR and roof raised to create incline. As mentioned in a previous post , leaking again in the same place, at the same corner. Personally , I will never do IBR ever again.

Next step is to tile it even if I lose some light . Harvey tile could do the job

Highly doubt that, flashing/parapet walls would still need to be done, solar panels need to be removed and refitted, etc.

I replaced the sheeting on one section in 2018 - it was butt joined - and the multitude of "experts" wouldn't accept that a butt join is aways going to leak - no matter how much water proofing you put on top of it - replacing just that 5x7m was 20k.

This will most definetly be my last flat roof house. Unfortunately in Cape Town the majority of experts in the building industry I've come across are just out to make a quick buck.

I've spent well over 1m on renovating/maintaining this house - and we have not had one single company do the job 100% correctly, they all take short cuts.

I want replace the insulation on aluminium window frames.

Those brush things look worn out, flat as a pancake or in some case hardly any bristles left.
  1. Where can I buy a nice long reel of this stuff – my usual spot builders warehouse, has 5m at about R500 – which seems crazy to me, given how many meters I will likely need
  2. I tried to pull some out, not easy, and I presume getting it in will be more difficult, is this a job for a company that does this day to day or have you guys found this easy to do?

I have bought rubber ones and the hair ones from temu. They just don't fit the groove where you slide it in. Guess I am going to have to ask the local Alu installer for some hair or maybe get the rubber ones from them. Those hair ones are kak actually.

Ja, flat roof is just a pain but it was such a fad at the time when so many houses in my area were built it's hard to find ones that don't have flat roofs.

Any time there hard wind driven rain you just cross your fingers and hope things don't get completely soaked.

The guys I got to redo my roof were very upfront about this, and the owner straight up told me there isn't really anything he can do to address certain problem areas without restructuring the roof.

I hopefully don't intend to move anytime soon though, if I'm here long enough I may end up just redoing the roof and making it a pitched roof. I just had all the IBR replaced last year so that's not going to happen any time soon.

Temu has every kind of these insulation strips you can think of.

When I moved into my new place 2 years ago, I had the window guys come in and redo all the internal rubber seals as most of them were in terrible shape. It looks like a real kak job to do so I'm glad I just paid somebody to do it.
