V&A Waterfront Vision

You still haven't admitted that the council will have to pay in.. Perhaps you didn't read that one.

Who cares if he's read it or not or admits it or not. It's fact for the rest of us. and council will be hitting our pockets soon for more money in the form of increased property taxes no doubt:rolleyes:

This guy is involved with “South Africa The Good News”, Homecoming Revolution and all the other propaganda, so HE has to believe it.:D

Speaking of believing, he left the country to live abroad. Now, oddly enough, he spends his time persuading people to return.

How many sane people actually read this daily...Makes one wonder. Is there a profile of the daily reader?

Imagine the profile of someone who always reads bad news! I would think that persons a lil sick:sick:

Apparently a certain unnamed person has complained instead of adding anything to the debate. I would be happy if this thread were closed.

We aren't getting anywhere with the starter anyway, who also doesn't wish to answer questions or debate.

Maintenance costs will be covered by the Stadium Operator increasing with CPI after year 3.

In years 1 to 10 the city will earn 30% on the Operator's profit before tax (inclusive of Municipal rates) payable yearly in arrears based on audited financial statements.

The stadium pitch and all related maintenance will be covered by the operator. Replacement of the pitch is the responsibility of the Operator for the term of the lease. The stadium will use a portable specialist pitch protection system which can be quickly assembled or disassembled increasing the viability of the venue to host a wide range of events, exhibitions, concerts etc.

The cost or finance needed for the legacy conversion of the stadium and the option of adding over 100 suites , would need to be arranged by the operator.

It has been negotiated that the 134 existing suites at the stadium would be sold on a non-exclusive basis. 25 suites will be sold on an exclusive basis with an additional 25 being made available based on the outcome of the marketing process.

It is anticipated that the operator will commit a further R20 million as capital expenditure into the stadium during the first 5 years. Further structural adaptation to the stadium to increase the range of events possible at the venue will be subject to Council approval with the finance arranged by the operator or a third party.

btw, been meaning to ask this for sometime now.. but will the new stadium be multi-purpose Olympic like? i.e. with a track, javelin, sand pit etc? Or is it a soccer stadium only? Reason why i am curious is that if this WC is successful which i have little doubt about, then it will be used as a stepping stone to get the Olympics in the future and cpt will no doubt be a city of choice.

The revenue generated from an athletics stadium whether in Cape Town or in Germany or in Beijing does not justify the additional cost of including an athletics track.

Even Beijing has no clue what to do with its stadium and its not like it has a shortage of people.

The trend started by London 2012 and perhaps to some extent by Atlanta 1996 is to construct only the capacity needed for athletics event after the Games. Somewhere around 15k to 30k. Nothing more is needed. Only the first tier of London's 2012 Olympic stadium is permanent.

This capacity is then expanded temporarily by 50,000 or so during the Games to meet the 60,000 seat IOC benchmark as per the IOC Sports Venues Manual.

Many stadia in Europe including the athletics stadium in Torino, used by Juventus are converting their athletics stadia into football specific stadia because fans want to be closer to the action.

Chicago is also proposing a 15,000 seat stadium for its 2016 Olympic Bid which will be expanded to 80,000 seats during the Games by using temporary seats.

One of the reasons the Sharks are against moving to the new stadium in Durban is due to the distance from the pitch with the closest fan being 23m away.

They should have hired SAIL/Stade de France to manage it for them then.

They had some agreement with the construction team but not sure what happened there. The local football team were not keen on moving as its too large and has an athletics track.

I think its the last time we'll see an elaborate Olympic stadium.
If the London 2012 stadium is operationally sound during the Games, its likely the IOC will look upon temporary stadium proposals even more favourably.
With the UK and USA leading the way, other cities will probably follow the same route.
