How much do you pay for your flat levy?

I can get up to 2Gb/s, but that's extra (and I haven't found the need for this - not sure what people do that requires all this bandwidth :p ). At my one rental unit though, my tenants get 2Gb/s and it's part of the levis for the building - much newer building though.

Is this in SA? lol...sounds unreal

I'll tell you that the estate is run by STAMS. Estate is in the west rand. I'll PM you more info if you want the estate name...People might come burn my house down xD.

I've asked them to give me a breakdown of what exactly I pay. The reply was useless as they basically retyped the invoice.
 
R30k/m. Does not include electricity or gas. Does include water, 100mbit/s internet and basic cable HD DVR.

Okay...Typo or do you actually pay R30 000/m on levy??????? Is your house painted with gold?
 
1. 3500. ex elect, incl water, painting levy,store levy,csos,maintenance reserve levy and store room. 2 bed unit. sea facing.
2. 1300 ex elect, incl water, security levy, maintenance reserve and csos. 1 bed sea facing
3. 995 excl water, incl parking levy, csos. 2 bed gateway.
 
Levy: 750
Property Tax: 300
Electricty: 600-800 based on my usage

Levy includes Water and external Property Damages insurance.
 
3900 excl electricity. A better measure would be levy per sqm. So mine would be R25.32 per sqm.

Mind you it includes hot water from a communal boiler. So I can have a 10hr hot shower every day. Plus pool plus maids room plus 24 hr security and building insurance.

Mine is about R3600 including electricity (so it varies a bit).

It's a bit steep but in the 7 years I've lived in the complex we have not had a single special levy and the whole place has been repainted, all stairwells have been retiled, all new gutters put in and all the driveways and parking areas have been relaid. Also next year we are demolishing and rebuilding the entrance and guard house with no special levy. So I'm happy to pay a bit more each month rather than having big, unexpected levies occasionally.

this has had a major impact on some BCs who will need to raise their levies to ensure they comply with the new law.
 
Levi is the single reason I will never ever buy property in an estate / complex. It reduces your investment potential.

My GF pays R8000 for her bond and R2200 for levi (excl electricity and water). Paying more than 25% of your bond cost on levi is insane, and guess what? It only goes up every year.


I have a free standing house and a sectional unit, and I will gladly pay a levy to cover maintenance of my free standing property, but unfortunately I can't and maintenance outstrips the levies I pay for my unit.

You can't increase your levy as then the reserve increases at the same time.

You need to introduce the increase as a xxxxxxxxxx levy so that you can catch up. Theres going to be some creative ideas coming through regarding this

This includes water and electricity. I use less than 6 units of water so that's free.

There are so many extras on my account that doesn't fall under the actual levy that I'm considering getting someone to inspect the body corporate.

R350 for sewerage, previously this fell under the levy but they're billing this separately now. Funny thing is the original levy didn't change...

This is the first and last time I'll buy a townhouse in a secured complex. For that money I can convert a free standing house in to Fort Knox!

I'm not sure if you're allowed to ask but if you're thinking of buying a new place get a print or email of the current occupants levy account. The agent will almost always have his levy wrong.

It is now prohibited to add anything to the owner's levy account without specific consent from the owner.
Take a look at your levy statement and anything besides the levy should not appear. The total levy due should include any extras that make up the total levy amount i.e.. access to and exclusive use parking bay - these extras need to be itemized.

Law was passed a couple of years ago.sewer must be seperate. Our levies dropped by same.


Figures. Agent must ask managing agent for numbers including basic financials to show if complex is financially stable or not. If not stable banks not likely to issues bonds.

ask the managing agent for a transaction report on your levy account for the last 6 months
take a look at it, each item will be listed with the "amount due" per item
