How much do you pay for your flat levy?

R2.5k per month ex. sewerage and electricity, so abt R3.5k all in. So the levy portion on per sqm basis around R23.50 ex. electricity. Seems in line with our area, wish it was only R500 pm, but that's probably because they never need to paint?

You can have a property that's 1000sqm apartment worth R50m paying a levy of R20000 a month or an apartment worth R5000 00 in the germiston cbd paying R500 a month.

Even in my building If the exact same sqm flat pays the exact levy but one is valued at R3m and the other at R1.5m is the levy more acceptable for the R3m unit?

the value of the apartment has no bearing on the levy

It does not but it does have an effect. It would however justify a higher levy.

The method of comparing levies here is not appropriate there is no control.

For example my levy is around R24 per sqm, a nearby flat is R21 psqm. We have 24 security, a large garden, 2 lifts, a pristine 20m pool and free unlimited hot water whereas they have none of that. I would say that R3 extra psqm is justified.
 
Is it based on square meters?

the levy covers maintenance and whatever else the BC decides to include in the budget, and then its split according to PQ or not

those expenses which are not split according to PQ usually favour the bigger units and increases the levy for smaller units, audit fees are an example of this I think

yea, the additional amenities & associated costs will determine levies.
it is a bit of an exersize in futility comparing levies here

Don't forget when they retroactively decide the last increase was too low and then send everyone a bill for the difference for the time since the last increase.

Having served as a trustee for a body corporate I will never buy a place that requires me to pay levies. The property agents are there to chase the fees up and most owners can't even be arsed to attend to do anything about it while the ones who do attend are often so clueless they just 'ja' and 'amen' everything.

Can't trust property management agents for crap. Ours schemed with all her buddies to get them contracts. The last one I saw was R18000 to build two tiny braais for the flats.

sweet zoopy - there is something wrong where you live, something seriously wrong.
a levy increase (whatever amount it may be) is part & parcel of the agm - the trustees cannot and do not have the authority to unilaterally put the levy up as and when they please. the budget for the coming year is presented to the owners - to adopt or reject.
trustees do however have the authority to increase the levy by a maximum of 10% at the end of the financial year until the agm where the actual levy increase is presented for acceptance or rejection by owners.

the managing agents do not set the levy increase, they themselves serve under contract at a specific rate.

building braais - again, the managing agents have zero authority, any expenditure like that is via the trustees - and again, they cannot simply decide to build braais.
any "improvements" (and associated expenditure) have to be sanctioned by the body corporate.
they can be classed as either non-luxurius, or luxurious improvements - each have differing criteria to meet

Thread was opened to see what people pay as I thought there was a ceiling amount to a levy.
 
Give us all your costs then. It must add up to similar.

Nowhere near.

All my electricity + water + rates and taxes are just about R2k a month.

And I can drill my walls whenever I feel like it and paint them any colour I like etc.

But it all depends what different levies cover I guess.
 
I rent the place so do not pay the levy. I know what it is though, and it's ridiculous. The levy for our flat (2 bed 2 bath with garden, 2 garages) though. We would love to buy the place, but this is retarded. Painting is done maybe once a year, and the doors are varnished like 3 times a year, and the garden service is way below par putting it lightly. Is this even legal? There is 24 hr security/guards as well. Complex is in Auckland Park.
