How much do you pay for your flat levy?

You can't increase your levy as then the reserve increases at the same time.

You need to introduce the increase as a xxxxxxxxxx levy so that you can catch up. Theres going to be some creative ideas coming through regarding this

The point is, the Act now requires the BC to have reserves equivalent to one year at its disposal

There's an alternative to that. It can be 20% or 100%., reduce levy income too current reserve and make up the diff with an annual ' special levy.' what is also of a big concern is the 10 year maintenance plan.

I pay R3000, for my internet, water, electricity, parking levy and general levy

That's the cheapest in the building, a friend of mine in the building is paying R15 000pm- yes that's the levy.

That is freakin INSANE !!! Will never pay those amounts.....but i suppose if you want the comforts living the high life in the suburbs, then you have to pay ! A little " Monte Carlo"

This look right then?

sort of. . .
i am assuming they have separately itemised services that were originally part of the total levy amount.
CSOS (community scheme ombud service) contributions are now mandatory

Not a flat, a house. We pay +-R1k
That's water electricity rates and taxes....
Building insurance is separate though not sure what that even is as it goes off with my bond.

1. R2400 due to past mismanagement so we're playing catch up. Covers everything pertaining to the outside of the building, geyser, water and caretaker.
2. R818
3. R567

2 and 3 Covers everything pertaining to the outside of the building, geyser and garden service. Excludes water and electricity as every unit has a meter.

1) R500 excl. utilities (they add up to R3.2k). 3 bed unit
2) R675 excl. utilities. 3 bed unit.

Doesn't look right. The CSOS levy scam should be R50, not 20.36, especially with a levy of R1518.

I pay R30 for the CSOS.

R2243 for the levy
R532 for hot water
R20 for parking

Rates and taxes is R450

My levy is a lil more than the poster`s levies you quoted. The CSOS is R12.58

There is a max capped amount it may be. I do believe its rediculous.

What should be more of a concern is the funds they expect complexes to have available for a 10 year plan. Fortunately our complex finances are healthy so we have that.

Other complexes have to raise that amount over a few months using a scary special levy.

Building needs to be repainted.

Okay, but that should be included in the normal levy? By law they should be keeping x rands in the bank for repairs, maintenance etc.

My levy is R535 and we recently had maintenance on the paint and plaster as well as the gutters and no extra cost because of that banked money.

Edit: Confirmed with a friend that is a trustee at his complex and I'm correct. Theres a new law that was implemented last year September that dictates this.

You may call for a special levy for something like that if was not catered for in the budget. That's the proviso in the ST Act.
