Complex Levies - What are you paying?

Freehold in 100 unit estate. R1000/pm. 60% of this is security 2 guards onsite 24/7 + armed response.
 
Ouch you guys get nailed.
Mine is R425 / month.
Security Estate, Access controller.
Dedicated 24 / 7 security vehicle patrolling.
 
1 Bedroom 47sqm. We have 2 security guards on duty at all times. The buildings are also painted white (Balwin complex).

Levy: R652
Reserve Levy: R173
CSOS Levy: R3.04

Can't remember the exact number, but I think there are 133 units in the complex.

That seems high, but the best thing is to try and get the minutes of the previous AGM or 2 and see where the money goes. If the levies are that high there might be some structural issues in the units that's costing a fortune to fix. (ask me how I know...). That might actually be a red flag to stay away from the complex. Some structural issues will just never be resolved and it will be a cause for high levies for ever.

R2350 (incl 2 x parking) + R340 reserve fund levy + R37 CSOS
 
About 650.
So it's not really like other people are being nailed - you've just got the benefit of numbers here. If OP is in a similar sized estate then sure - they getting the short end of a kak stick. Still a lekker levy you paying - I wouldn't mind that :).

Yep. So we're planning on moving to Cape Town in the next 2 years (for work) and currently living in a complex and I don't like it because of other people, but thought I'd suck it up for the security, but looking at CPT apartment levies, I will rather buy a house and not pay levies :ROFL:

The best thing is to get a breakdown of their budget, which will should clearly explain the levy amount per section. Every complex is different. Pools, security, lifts, facebrick vs not etc etc.

As a potential buyer you are entitled to this information, if you can't get it then move on.

When I look to buy more property, I ask 2 things : 1. Rates and Taxes. 2. A detailed levy statement

Those 2 things tell alot for me personally.
 
Levies feel like it is getting out of hand looking at apartments around the broader Cape Town area. Some blocks have zero amenities and just an electrical fence and you pay crazy amounts taking into account the actual price of the apartment.

Levy: R4250.

Personally our own levy is at R4500 for a 3bed 2bath double garage apartment, which I would like to have been less, but at least it includes 24hr security, swimming pool, laundry, and gardener and cleaner whom are contractored through outside companies which pushes up things even more. Only grass is a patch at the swimming pool. 72 units. And part of a HOA.

This is probably par or even still cheap?
