How much do you pay for rent?

I live in a very old apartment block just off the Sandton CBD. We bought our apartment, but there are similar sized (or maybe slightly smaller) ones (ours is 185m2) that rent for crazy prices - one of them that I saw, is rented out for R17 000 a month. The worst part of it is that that particular apartment has not even been renovated that nicely, just run of the mill. It is normally rented by banks for foreigners that come to SA to work here for a few months.

There are other stunningly renovated, but smaller apartments in the block that is rented out for approximately R12 000.

Bump! It's a new year and rent just went up.

R6500 excluding electricity and water for a 2 bed 1 bath in Parkhurst.
 
I'm glad we bought last year as our rent would have started to skyrocket after the landlord started to renovate the block of flats. When we left we were paying R4K, this year it would have gone to R5.5K as we did get an extra parking bay for free with the understanding that it was only for a short while then we would have to pay R500 for that. A few other freebies we're also going to be charged for.

My bond is R6300 and my rates R400, throw in the gardner and can call it R7K. Since my rent never included electricity, I think we use the same electricity (still waiting for my first bill).

The flat was 2 bedroom, the house is 3 bedroom and twice the size.


I cannot kick myself for not buying earlier as I was never in the financial position to do so. I did buy the house as soon as I found out I qualified for a bond and originally thought we would only buy a similar flat as to what we were renting until we saw this house on the market. it was the cheapest decent sized 3 bedroom house on the market in my town last year and I'm not embarrassed to admit it as it was a massive bargain (30% under real market value).
 
I'm charging 3500 for a 1 bed granny flat ATM. In pinetown in durbs... Will probably hike it to 3750 when the tenant moves on. Has 2 undercover parkings and lights and water included.

2 bed, 2 bath, single garage house in Pinehurst. Renting straight from owner so saving...similar houses rent for upward of 6.5k.

Units cost 1.1mil to buy. Hoping to buy by years end...saving up that fat cash dep.
 
I bought in 2009 while the interest rates were high.
Then the economic downturn happened and the lending rates dropped so I pumped a little extra money into my bond.
After the latest 50 basis points hike in the prime lending rate I'm now paying R5781 per month for a 240m2, 3 bedroom house on 1000m2 free holding worth about R1.3 million (bought for R830 000).

Housing becomes cheaper for me every year because the rates, taxes and refuse removal don't increase that much - certainly a lot less than rent does by the looks of it.
I'm really glad I was fortunate enough to be able to afford to purchase when I did.

Also because my debt repayments have remained fairly static, I'm now in a position where I can invest a bit of money instead of making a landlord richer every year.

I can't buy a house yet because I seem to be moving every two years. So to get a decent place here in JHB I'm paying R7500 pm which will likely go up to R8000 come Sept. (2 bed, 108m2) It makes me so VERY VERY sad :cry:

We are charging 7.5K (excl. electricity) for a sectional title unit, 95sq.meter, northgate area. Plenty of agents approached us with rents of 8500 as that seems to be the going rate.
 
Do these costs include the levy for the estates and the rest?
Prepaid meters in your apartments/flats?

The worst is these JHB townhouses etc going for R7k+ with these ugly white kitchens. If this kitchen isn't made of this white melamine my-soul-is-dying crap paying that much is acceptable.
 
R1850: 30sqm flat in Oak Glen, Bellville (free water and levies)

R4100: 80sqm 2 bedroom house in Protea Heights, Brackenfell (free water)

This is what I ask... the wife is nagging me to increase the rent, but I'm a nice guy. :P
