SARS eFiling 2022/2023

Can anyone tell me why my SOA does not show Electrocnic Refund date yet even though they have completed the Verification without changes on the 24th July?

I submitted my return on the evening of 25th July. Initial SoA showed no refund date exactly like yours, issued without verification etc

This morning got sms saying SoA was issued. Logged in an refreshed the SoA, and the electronic refund date was there.

Have you tried requesting a new SoA?

When we sold our house last year, someone at the deeds office had some finger trouble and added an extra zero to the selling/purchase price, which we had corrected as soon as the conveyancers sent us the deeds office printout. SARS has queried why I claimed I don't owe any CGT on the sale of the property and asked for supporting documents, so now they will be bombarded with emails, sales agreements, deed office printouts, municipality rates bills, etc.

SARS has now said that the entire selling price of our last house is proceeds that I must pay CGT on ignoring any purchase cost that we paid for it, any bond that we had on the property, that the property was owned by myself and my wife, etc. so now I owe them R485k. At least they were super quick in getting back to me but I have a feeling that after I log a dispute with them that it is going to take a while to sort this nonsense out.
 
This, @Mista_Mobsta you will have a whole new Genetic condition once SARS is done auditing you. You will even know your auditor by name.
I had a look again at the initial assessment and seems you chaps are right about the verification vs audit. The question then begs: why does it take SARS >3months (historically speaking) to verify my assessment and pay me my dues when I have all the relevant documentation ready at the start of the process?

I'm also in the dreaded 60 business day wait period.

And my case isn't even hard. Its literally just rental income on a single property where they just decided to disallow all the deductions, even though I submitted all supporting documentation.

I can almost feel that I'm going to have to speak to someone in person to resolve this properly.

I can definitely count my lucky stars that I have my tax guy on my side as he has definitely helped to resolve lots of issues regarding the SARS debacle! We had to approach the tax ombud last year as they took nearly 6-months to resolve my 'verification' despite all the supporting documents being in place at the outset of the assessment.

Assuming the house was your primary residence and you had no other CGT events in the year then the calculation of your CGT on your property sale is very simple:

Selling Price
minus Base Cost (Purchase price + transfer duty + conveyancing costs + any improvements made to the property)
= Gross Capital Gain
minus Primary Residence Exclusion (R 2 Million apportioned by WFH use and any time that the property was NOT used as a primary residence)
= Nett Capital Gain
minus individual capital gain allowance per year (R40 000)
= Final Amount Subject to capital gains tax

Just bear in mind that your home loan plays NO role in your CGT calculation. CGT is a tax levied on any profit you make from selling an asset that's subject to CGT. The money you had to borrow to buy that asset plays no role in calculating the profit you made from selling it.

Similar for me too.

This year my financial advisor has offered to give me the details of his tax guy in case my situation needs to get escalated too.

It just feels like this year filing season isn't going as smoothly as it normally does.

Given that I am used to waiting at least 3months for my refund, I can't comment on how smoothly it's going :)

If history is anything to go by, it will go as smoothly as EFF members trying to fix potholes on a dirt road

SARS is weird; mine is also pretty simply with rental properties the only real item, I read the previous few posts and did not submit half the stuff you guys did and even made a mistake on one figure (small mistake, we're talking hundreds of rands here so no impact on the outcome) and just got my completed verification with no change letter.

I get chosen for verification every year but never had anything adjusted. No real method to their madness, next year I might be the one fighting with them.

Yep, I think the main mistake I made was thinking that I could simply tick the box that says I have nothing that would warrant CGT, instead of supplying all relevant documents to show when we bought the house, how much it was bought for, when it was sold, what it was sold for, etc. The selling less buying cost, excl. transfer duty, conveyancing, etc. costs is only R475k and the home has only ever been our primary residence, neither myself nor my wife have claimed any WFH costs. The 'capital gains' should be within the 'allowable' limits to no have to pay any CGT from what I understand?
 
@zerocool2009 @Nikkivah74 Just an update. I contacted Sars this morning. So apparently the 10day waiting period letter was an error according to the consultant and sars is aware of it. They had to put 21days. Also the reason for verifications could be Your name at the bank is ex: A anders or Anni Anders and Sars has it down as Anni Anne Anders this will raise a dispute, docs then needs to be verified.... This is what the consultant said but I think he's talking crap!

you have to wonder who they have doing these checks. Either they blatantly ignore stuff or are incompetent

Got a finalisation letter without changes made on Monday.
Funds were in my account on Wednesday.

you have to wonder who they have doing these checks. Either they blatantly ignore stuff or are incompetent

They admittedly don't have all the information as I indicated that I didn't have any sales of assets that would attract CGT but they never even bothered to ask how much we paid for the house, other costs associated with the house, who owned the house, etc, etc.
 
Nothing. Still waiting. The online status from Efiling indicates "Please note that your assessment cannot be processed immediately as there are certain aspects of your return that require manual intervention. SARS will advise you as soon as your return has been assessed."
@syntax - any further movement on yours? It has been nearly a month since submission, and mine is still stuck on the same message.
