Mikrotik doesn't show RSSI for LTE, they recommend using the RSRP: -81dBm. But I did test with my Huawei N5368X 5G Outdoor CPE. And it got like -62dBm.

Yeah something is off. My RSRP is never better than -100, but my speeds are fine.
That RSSI seems normal...
Can that Mikrotik lock to a PCI? Maybe lock to another cell.

The RSRP puts it well beyond the cell edge, yet the RSRQ and SINR is in the good to mid range based off this
But the tower is 3.7km away so that makes sense, but the SINR is interesting, it's rather high considering the distance. So clearly there is a lot of interference on the B3 band.

There will always be interference where it comes to the B3 band .. it’s congested you should know this by now ..
Why would there always be interference on the B3 band? 1800Mhz is outside of TV signals? Congestion won't impact noise unless I misunderstood that? Tower congestion is another piece of this puzzle but solving the link to the tower is the first step here. Then tower congestion is the next issue.
It’s simple really … B3 is like the default band …
so if I buy a sim or signup for a package whatever the case may be … and the tower is congested I’ll get slow speeds … depending on the tower if it does have B38 as well and you know this … changing it and getting decent speeds I mean I’ll be happy … I wouldn’t over think it …
not a lot of people knows about band changing and all this information people like you and me we dig deeper …
trying to analyse or something that won’t help anything but trying to improve your speeds and if it cost you to test all the towers in your area for you to make it work with rain why not … they more cheaper than any other ISP …
So yes In simple terms … B3 is congested because it’s a default band … you need to change your router settings and everything to test the B38 … we all have been there so by now we know this … lol it’s a pain but if it works it works …

I know this by heart … I have tested it so many time more than you can think … it’s a pain … been with rain since 2018 … and getting 1 and 2 megabytes for all most 2 full years … ask me … but this forums have given me so much knowledge and people on here that helped me understand how things work …

Only problem is that I have seen better speeds on B3 with Rain, on average thus far no matter where I have tested, there are the odd outliers where B38 gives much better download speeds but then the upload is in the 0.6Mbps if that?. In this particular case, the upload on the B38 band is sooo bad, you can't do a teams video call.
And the uptime is bad, the modem keeps disconnecting from the towers. And not just switching over to another tower, its like down for a while

Noise can include nearby towers that use the same frequency
Normally when there is lots of spectrum you can allocate separate channels for overlapping cells, like you do with wifi deployments. Unfortunately we don't have that luxury here :/

Focus on improving your signal or if not bro honestly get something else if it’s not working for you … remember you one out of a million others … so trying to analyse a tower … it’s like trying to extract all the salt out of the sea

That RSRP is pretty low. Again, however, here are my stats on B38. I have gotten up to 40+mbps without congestion. I generally get 8-12mbps down.
SINR:0 dB
RSRQ:-11 dB
RSRP:-102 dBm
RSSI:-71 dBm
Keep in mind that B38 is TDD, so upload speed is limited by the protocol. I can't get more that 2.5mbps up, which is fine for me. On a congested B3 tower, even with kak download speeds I can get 10+mbps up.
So I would guess your problem is congestion...
Well currently a bigger issue is the disconnects.

Is there an immediately nearby location that could have reason to "jam" mobile signal on site (Church/business/classes)? I've seen a religious org jam mobile signal on their premises to stop cell use. Signal like that usually spills over.
Please report them to ICASA as this is illegal, if there is an emergency the cell signals need to be available
I know you trying your best bro to do whatever you need to for her … but see if she got 5g around her rather move over to that than struggling with 4g signal … we all trying to help … but if we not there … we can’t do much … so be strong my friend
Get on the roof and stuff test and test again … do whatever it takes …
